Manages the evening and night shift operations of the department including clinical space, public space cleaning, floor care maintenance, transport services, operating room terminal cleaning and project cleaning for the CVMC campus and related facilities cleaned by CVMC EVS including off sites. Assists EVS Director in the developing and implementing daily tasks and work routines Perform quality checks including inspections, ATP, and glitter bug testing. Assists in competency based testing for staff and in the annual and probationary evaluation process. Performs Corrective action meetings and documentation as needed.Assists the EVS Director in developing :” best practices” for operations in all areas. Participates in and contributes to departmental meetings and in services. Assists the EVS Director in developing and ensuring work standards the emphasize employee health and safety. Conducts interviews and hires in coordination with the EVS director. Ensures that adequate staffing is available. Employees will perform his/her job in a safe manner as defined in any and all applicable CVMC policies specific to the job including but not limited to policies addressing: Universal precautions, Use of PPE, Safe lifting/ergonomics, Handling of hazardous materials. Works with various departmental leads to ensure proper communication and follow through of staff assignments. Serves as a role model for others in the department as evidenced by work habits and a professional approach to the job. Works with the EVS Director, the Support Services Director and the MIS coordinators to increase department productivity and reduce costs.Works in coordination with EVS director to manage departmental budget

• Inspect “market ready” units, communicate related service needs to Maintenance• Apply product knowledge to clients by communicating features and benefits• Have prospect complete application and secure deposit in accordance with the company procedures and Fair Housing requirements.• Follow-up on prospects that did not close and attempt to close sale again. • Secure new resident’s signature(s) on appropriate paperwork prior to move-in• Gather information about market competition in the area and file.• Distribute company or community-issued notices.• Maintain accurate monthly commission records on leases and renewals

• Minimize all excess labor costs, product/supply waste, organize all purchases in conjunction with GM recommendations; provide daily attention to all cost issues• Audit furniture & housewares, utilities and vendor billing; monitor/ research inaccurate charges, ensure CRM (Customer Relationship Management) Software cost is prompt and accurate and bring any cost variances to GM’s attention• Maintain a high level of quality by providing daily attention to unit inspections performed by the QA coordinator. Coordinate cable equipment hardware/services setups and disconnects• Organize guest departures/lease terminations to minimize cost impact • Maintain appropriate marketing materials for area’s market conditions• Accountable for all office and supply expenses• Responsible for supervising and scheduling all vendors and operation team members• Perform a wide range of customer service activities, including but not limited to: assessing customer needs, building client and vendor relationships, responding to questions, and resolving customer issues• Conduct monthly audits by utilizing P&L reports to track operating expenses• Responsible for all clients needs within the New England area
