Hello All, I am owner's representative at Atlantic State Advisors. This title is best described as someone who acts on behalf of the owner throughout the lifecycle of a construction project. The primary responsibility is to safeguard the owner's interests and ensure that the project is successfully completed within budget, on schedule, and according to the desired quality standards.I serve as the liaison between the owner and the various parties involved in the project, including architects, engineers, contractors, and subcontractors. It is critical to possess a comprehensive understanding of the construction industry, project management principles, and relevant local regulations. I provide valuable insights and guidance to the owner, assisting them in making informed decisions throughout the project.At the project's initiation, the owner's representative assists in defining project objectives, establishing a realistic budget, and developing a comprehensive project plan. They collaborate with the owner to define project requirements, specifications, and design parameters. Additionally, they participate in the selection and evaluation of architects, contractors, and other professionals involved in the project.During the construction phase, I monitor the progress of the work, ensuring that it adheres to the approved plans, specifications, and contractual agreements. I oversee the project timeline, budget, and quality control, promptly addressing any issues or deviations that may arise. I review and approve change orders, payment requests, and other project-related documentation, ensuring compliance with the owner's objectives and contractual obligations.Communication and collaboration are essential. I organize and chair project meetings, providing regular updates to the owner and stakeholders regarding project status, milestones, and potential risks. I serve as the owner's advocate in negotiations, dispute resolutions, and value engineering exercises, seeking optimal solutions that align with the owner's interests.I have worked on various projects across the world including NYC, Hamptons, Florida, Bahamas, and Greece, ranging in value from $5M - $50M. Our goal at ASA is to mitigate risks, manage complexities, and optimize project outcomes, while keeping the owner's vision, goals, and best interests at the forefront of every decision.
