Real estate owner-manager. Purchased my first apartment building in Somerville Massachusetts in 1980. Expanded the number of units in this building myself (utilizing my engineering background to become proficient in all the building trades) and also acting as general contractor, where appropriate. Obtained a second apartment building at a foreclosure auction in Plymouth New Hampshire in 1994, which I sold in 2020. Inherited a third small apartment building in New York City, Northern Manhattan, December 2009, which I sold in 2023. Sold the Somerville, Massachusetts apartment building in 2013, using a 1031 exchange into a shopping center in Tavares, Florida, which was sold in 2020. Also purchased a single-family investment property in Eustis, Florida in May 2013, which I sold in a five-sided 1031 deal (selling 3, buying 2). Next shopping center deal was 23700 Sq Ft in Orlando was sold in 2023. Latest commercial 1031 deal is a 48,000 sq ft, two floor, 25 tenant retail center in Kissimmee FL. Over the years, have made many enhancements and improvements in all these properties. Utilizing my engineering knowledge, I have been employing and adding smart technology in all these buildings. This technology includes video surveillance (Amcrest, Kasa, ieGeek) , smart thermostats (Ecobee, Honeywell, Proliphix), smart locks (Yale, Quickset, U-tec), Cloud-managed networking (TP-Link Omada SDN), smart water management ( Hydrawise, PowerX, Bluebot), many types of sensors (Samsung SmartThings, Nest, Alexa, Google Home), doorbells and other types of smart technology.
