Worked on a double-townhouse landmark renovation project in NYC’s Upper East Side – $35M; 16,000sf; 5-story single-residence; swimming pool & spa in cellar; elevators; roof basketball court; rear yard garden. Responsibilities consisted of:- Full spectrum management of project financial activity under AIA guidelines, including negotiating, generating and tracking over 900 COs, issuing Payment Reqs to client, and payments to subs.- Conducted weekly site meetings with architect and client. Updated all parties on job progress, recorded meeting minutes and tracked open items.- Issued and tracked over 1,000 submittal packages.- Issued scope bidding packages to subcontractors, and bid-leveling.- Issued contract packages to subs, identifying scope of work, cost, special conditions and provisions.- Purchased, tracked and turned-over of all door hardware, lighting fixtures, plumbing fixtures.
