A subsidiary company of Hollingsworth Funds Inc. (HF), Verdae Development Inc. (VDI) was born of generosity and a passion for the community. When the late John D. Hollingsworth Jr. passed away in 2000, the bulk of his self-made fortune, valued at some $290 million, was passed to HF with the specific charge to foster good works in perpetuity. Mr. Klausner was responsible for the development of annual business plans and life of project projections for each master plan on the East Coast. He managed and provided oversight of the schedule, architectural controls, commercial governance, development strategy and disposition for a portfolio of over 1,000 acres of commercially zoned property entitled for more than 10,000,000 square feet and 8,000 MF/BTR units within several large suburban Master Planned Communities ranging from 3,300 to over 10,000 residential units. His efforts at Newland/Brookfield guided the company’s focus from the bulk sale of large tracts of raw entitled commercial property totaling less than $5M in 2016 to delivery of strategic mixed-use, fully serviced, amenitized, rough graded properties that elevate subject land values and accelerate commercial sales velocity exceeding $60M in 2021, as well as residential lot and home values. Each strategic initiative within a community targets 20 to 60 acres of land for experiential mixed-use offerings including a mix of office, hospitality, retail, multi-family, uniquely conceptualized, branded and designed for the needs of the surrounding community, today, and for years to come. These unique commercial nodes within the context of a larger residential setting tend to bring a more urban, connected, walkable environment to a suburban market. This effort requires special attention to uses, buffers, transitions, architecture and design to help build value for subsequent residential and commercial. These efforts include a mix of design, permitting, extensive land-development, vertical development, strategic joint-ventures, targeted value-add, disposition, and brokerage to ensure every detail is compliant with the big picture vision. Mr. Klausner was directly responsible for managing all internal business units and all phases of development from site selection through property management on mixed-use projects ranging in size from $4,500,000 to $250,000,000 including office space, retail, multi-family residential, ambulatory surgery centers, wellness centers, and diagnostics centers.

HDR, through its architectural group utilized a specific project management tool based on a process for helping clients conceive workable and successful developments by acting as the best private sector partner. The Public-Private Partnership (P3) revolves around working closely together with a preliminary understanding of the organizations critical business and issues the conceive a workable partnership structure followed by clear and continuous communication and collaboration throughout.Developed client relationships with municipal agencies based on utilities system assessment, capital improvement planning and securing the necessary funding sources through grant agencies based on limited internal budgets. Daniel used the specific capital needs identified with the client to research and target specific funding opportunities at the state and federal levels. We have worked with many agencies including USDA – Rural Development funds, Community Building Development Grants through U.S. Department of Housing and Urban Development, North Carolina Main Street Program, etc on grant writing and grant administration.
