 Reviewed Estoppel/SNDA agreements for Real Estate transactions. Performed UAT testing for the 8,000+ Store Portfolio. Verified critical data integrity issues that arose from the limitations of the new technology platform. I aided in not only identifying the limitations but also developed new business processes to allow for workflows to continue until technology enhancements were made to accommodate the company’s business model.  Abstracted cash flow and critical lease events from store contracts and amendments. Coordinated with Construction and Portfolio departments to obtain necessary documentation for starting rent accruals and payments on store contracts Audited over 1MM legal documents in the transition from technology platforms.

 Performed Rent Roll Reconciliation process for the client’s account. Responsibilities included reconciling of the $150MM per month lease contractual payments to ensure validity, providing analysis around variance spikes at the contract level to the client to avoid risk of erroneous payments. In 2016 mitigated risk by nullifying $3MM of would be erroneous payments/ operational losses. Added steps to the process design to further bulletproof accuracy of payments. Delivered training, as resident expert, to teammates on several functions of Lease Administration (i.e. Estoppels/SNDAs, Defaults, Abstraction, etc.) in order to facilitate transition from functional Lease Admin model to a Regional model. Monitored teammates abilities and rate of progress in performing newly learned functions to provide recommendations to supervisor level management on where and how to situate individuals to minimize risk in the Portfolio.

 Responsible for reconciling accounts of 7000 lease contracts. Reported on causation of issues creating past due balances, analyzed the resulting trends and presented solutions to effectively reduce the volume of unpaid account status. Served as Bank liaison for numerous property managers and customers and provided quick resolution on various inquiries by engaging the pertinent lines of business.  Evaluated end to end process of Lease Administration to uncover gaps in processes that posed monetary risk to the Bank. Championed two process improvements to the current processing of payables transactions that gave greater clarity to our customers when receiving payments this led to a reduction in the occurrence of late fees being billed by 30%.  Uncovered multiple cases of duplicate payments, built several business case scenarios that provided a blueprint for process improvements to eliminate future erroneous payments. From 2012 – 2014 recouped over 300K in refund checks and credits from duplicate payments made to vendors. Reconcile year end escrow accounts related to operating expenses and real estate taxes for the Leased portfolio. Worked on the IFRS accounting transition as it relates to Lease accounting. Researching new accounting standards and impacts to CW processes, financials and business tactics. Assisted in construction of financial model to apply to Lease portfolio upon accounting transition and ongoing maintenance of Lease Assets and Liabilities. Developed project plan utilizing Six Sigma principles to communicate changes across lines of business and coordinate a successful implementation plan to ensure smooth transition for technology, business practices, and financial success.
