I would accomplish this by contacting contractors to present bids for the needed work. After bids have been received, I review cost estimates to determine the accuracy of the bids provided and to ensure the prices and rates are reasonable based on the scope of work. After this review, I would either approve the work, negotiate the price, or obtain a 2nd bid from a different contractor. Once the work has been completed, I would ensure that quality and compliance standards were met by following specific FHA guidelines for property preservation. I also research and report expenses associated with work done related to the property along with documenting all findings within the system of record, which include Fieldscape and MSP. In my day to day job functions, I work with Microsoft Word, Excel and PowerPoint. While at Service Link, I have been recognized by management for the accuracy and attention to detail of work performed, along with assisting other co-workers portfolios if they fell behind or were out of the office.
