In my current role within the Foreclosure department, I audit loans to ensure CFPB and OCC requirements have been met prior to the property going to foreclosure sale (loss mitigation requirements, payment history, FEMA zone). This is done by performing a detailed review of account notes and documentation through mortgage loan software (CACS, MSP, Loansphere) along with review of bank documents (mortgage, note, title, etc). During this time, I also performed the role as an ambassador for the Better Way Program (Jan 2017 through June 2017). I participated in team huddles and problem solving sessions so that feedback could be provided to supervisors and associates conducting the meeting

As a short sale negotiator within the Home Equity Default Resolution department, I worked with realtors and attorneys to negotiate a settlement to resolve an outstanding balance that a borrower might have to sell their property. To find a fair and reasonable amount to negotiate throughout the process, I reviewed documents such as internal/external appraisals to help determine the value of the property and to also identify any possible risks that may affect the value positively or negatively in the future. I also analyzed borrower’s financial documents, such as financial statement, hardship letter, tax returns, bank statements, pay stubs, listing contracts, agreement of sales, closing costs, settlement sheets and credit bureau reports. By using all these various tools and relying on previous work experience, my goal was to find a dollar amount that will satisfy all parties but ultimately protect the banks interests in the long run.

In my role as a single point of contact (SPOC) within the Loss Mitigation Unit, I worked with customers that have home equity lines and are having difficulty maintaining payments. I was responsible for a pipeline of approximately 125-150 customers who had been sent out paperwork to see if they qualify for assistance on their line. I assisted the customer in any questions they had and also reviewed documents sent in to ensure it is accurate and complete before being submitted for approval. Those documents that were reviewed included hardship application, bank statements, pay stubs, divorce decree, title, and tax returns.

As a Conveyance Coordinator for Service Link, I am responsible for managing a portfolio of approximately 120-150 properties that have gone through the foreclosure process. My role is to work with a network of contractors to ensure these properties have been placed into marketable condition which meet the standards set for by the Federal Housing Authority (FHA) so they can be put up for sale. My duties include reviewing loan history and determining what work is needed to ensure it meets the criteria for the property to be returned back to the FHA. I would accomplish this by contacting contractors to present bids for the needed work. After bids have been received, I review cost estimates to determine the accuracy of the bids provided and to ensure the prices and rates are reasonable based on the scope of work. After this review, I would either approve the work, negotiate the price, or obtain a 2nd bid from a different contractor. Once the work has been completed, I would ensure that quality and compliance standards were met by following specific FHA guidelines for property preservation. I also research and report expenses associated with work done related to the property along with documenting all findings within the system of record, which include Fieldscape and MSP. In my day to day job functions, I work with Microsoft Word, Excel and PowerPoint. While at Service Link, I have been recognized by management for the accuracy and attention to detail of work performed, along with assisting other co-workers portfolios if they fell behind or were out of the office.

As a Home Loans Specialist, my responsibilities included underwriting residential loans, ensuring compliance with appropriate company and secondary market investor standards along with clearing conditions and issuing changes to the terms on previously approved loans. Verifying conditions of approval which may include customer income/assets documentation. Resolve title issues, including vesting issues, child support liens, judgment liens, and undisclosed liens. Verify and examine information and accuracy of loan application and closing documents. Process subordinations and resolve appraisal disputes. Maintain a high level of customer service by being proactive in communication with customers, sales partners, and banking center associates. Within the 12 month period of being in this position, I met or exceeded goal each month, and was recognized several times as a monthly business leader within the unit. After my loans were reviewed by an internal auditor, I was recognized for my attention to detail within this position due to having zero inline defects over this same time period.

As an account manager, my responsibilities included contacting delinquent, charged-off, or high-risk customers in order to secure payment and determine reason for delinquency on active loan/credit card accounts. I also worked an established list of accounts within a team of 3-4 individuals to minimize financial loss by the Bank with an emphasis on resolving routine billing inquiries and negotiate payment arrangements to cure delinquent accounts. I would educate customers on account terms and alternate payment programs and methods. Because of my strong belief in teamwork, the groups that I worked within consistently either met or exceeded monthly collection goals. In 49 months in this position, my group either met or exceeded goal 45 times. I was consistently named as a monthly business leader within the unit, along with receiving the quarterly award of excellence numerous times. During this time, I was a member of the Bank of America Volunteer group, along with the Associate Experience Team within the Bank.

As an office manager for AAA, my responsibilities included the day to day operations of 15+ employees in an office setting with associates that work in the travel industry. I also created and ran daily reports using excel including monitoring vacation and sick time, along with creating employee work schedules. I would write and communicate employee yearly performance evaluations along with conducting interviews and evaluating possible employment candidates. I also performed variance office positions as needed. My office consistently was a top revenue achiever within our Northeast Ohio region, and also had one of the lower employee turnover numbers when compared to those same offices within the region.
