Responsibility: Oversight of all of the required work to take a project from conceptual design to construction.General Duties:1) Direct the project from the initial conceptual budget all the way through subcontract procurement.2) Visualize the project from early conceptual drawings through the evolution of the design.3) Advocate for owners, keeping them informed throughout the project.4) Aggressively seek solutions to complex issues as they arise related to cost, lead-times, subcontractors, and/or specified products or materials.5) Provide reliable budgets throughout the design process and estimate multiple scopes of work.6) Prepare detail conceptual cost estimates and conceptual cost studies from schematic or feasibility level documentation.7) Prepare detailed estimates and as the design evolves, develop variance summaries between estimates and value engineering studies throughout.8) Assemble a complete estimate package that clearly communicates project cost and scope.9) Collaborate with project team to establish the necessary staffing and project requirements.10) prepare detailed instructions to bidders, trade specific clarifications and comprehensive bid packages.11) Solicit bids by communicating with bidders through the web-based software and by telephone, and evaluate/scope trade contractor proposals,12) Value Engineer projects to make budget.13) Make trade contractor award recommendations to the customer/owner and negotiate and finalize subcontracts with trades.14) Participate in the presentation of cost/budget information to the owner.15) Assemble permit packages for submittal to municipalities for review/approval.16) Follow-up on municipal plan reviews and distribute information to the responsible party and procure responses and resubmittals.17) Engage in and develop business with new and existing customers.18) Perform any other duties as needed to help promote a successful construction project.

As the Chief Executive Officer of the city I was honored to serve, I was ultimately responsible for all of operations of the city. I did this as someone who was not in the city on most days during "normal" business hours. I was also responsible for developing and nurturing relationships with our citizenry, agencies that are tied to our city (i.e. Economic Development Corporations, Volunteer Fire Department, ect…), other governmental groups, civic groups, and those who did business with our city. I was responsible for chairing all meetings of our City Council. I was responsible for submitting an annual budget for the city and ensuring that it was administered during the year for which it was adopted. I was to ensure that the City Council set and directed all of the Policies and Procedures for the city and its employees. I was to ensure that the council ran the city, while I oversaw the execution of their decisions. I was responsible to ensure that the City Council had all the information, guidance and vision possible to successfully serve those we were blessed to represent.
