Oversee property operations for 9 properties for total of 601 apartment units, directly supervise five property managers, interview and hire staff for open PM positions, create and oversee budgets, monthly trainings for new and existing managers, meet with and report to investors and property boards, project management in emergency situations (insurance, vendors, outside agencies, investors, residents) ensure that every property in portfolio has less than 2% vacancy, receivables less than 1% GPR and recertifications are completed 30 days before effective date.

Manage and oversee 142 apartment units, directly supervise five staff members (two assistant managers and three maintenance staff), oversee property compliance with CTCAC/HUD and REAC, use YARDI/PayScan software, project manage unit turnovers, leasing, collect and deposit rents, work with 20-25 different vendors, turn in weekly vacancy and receivables reports, maintain 2% or less vacancy rate, project manage capital improvement projects, create and oversee budgets, facilitate resident meetings and training sessions for new managers, use Microsoft Outlook and Calendar daily, consistently take on new responsibilities, overall managed four different properties for Eden Housing (1) Senior Housing HUD (55 units) (2) Two Tax Credit family properties (144 units) and (1) HUD/Tax Credit family multi layered property (142 units).

CIR’s goal is to motivate the RHS boy’s and girl’s soccer teams to prepare for and eventually attend college. Manage three CIR staff, oversight of 18 mentors and 45 students, organize and facilitate meetings with students, mentors and parents, market the program to potential donors, analyze data and put together reports for mentors and CIR president, budget for the program, recruit mentors, hire tutors, put together detailed program reports, organize events and college tours, train CIR leadership group in leadership skills.

Worked with Eden Housing Development to create and distribute survey for Eden Housing property residents to find what areas of management, services and development can be improved. Once surveys were distributed, tallied all survey results and comments and put together individual reports for each of the five properties. Internship ended with presentation of the findings to all Eden Housing corporate staff.

Work on research projects and put together detailed reports, meet with Richmond businesses to assist in creating economic development, established the 23rd Street Merchant Association, worked on marketing materials for the City of Richmond including a website and brochure with marketing strategies to attract businesses to Richmond, CA., coordinator for Cinco de Mayo festival in Richmond, use Microsoft Office 2006 software daily, assistant to the Revolving Loan Fund Program, part of the 23rd Street General Improvement Plan committee.

Worked on market research report of Rodeo, CA, create database of all vacant properties in Rodeo, CA, work with project manager on the Waterfront Marina, Town Plaza and Willow/Hawthorne commercial developments.
