Earned Energy Star rating on 20 of 28 buildings. • Developed a Computerized Maintenance Management (Work Order) System into a true management information system that could be used to manage work load and analyze cost trends. Track cost and labor down to the site, major component and equipment levels. • Developed a Preventative Maintenance system for all major equipment to ensure full potential service life. Set up filter change PMs based on pressure drop saving $40,000 per year on filter costs. Setup up electrical switch gear PMs based on schedule and infra-red heat scans. Intensive PM of existing air handlers at Pine Creek High School extended useful service life by 5+ years.
