Our parks will offer lot rent and mobile home monthly rent for approximately $500/month or equal to or less that what the average going 2 BR apartment rents for. The typical 2 BR apartment cost averages between $650-$1000/month so this cost versus what most tenants pay for monthly rent or mortgage payments is an affordable alternative to renting apartments and houses.The mobile home park communities targeted are primarily parks that contain 50 to 150 spaces that the company can add value by improving management operations, reducing expenses, increasing occupancy, and increasing lot rents. The company targets undervalued mobile home park communities that are 50-70% occupied that are currently producing a 8-10% cap rate that provide the opportunity to increase occupancy rates to mid 80%-90% levels while increasing capitalization rate to 15-20%. Once investors are identified a separate LLC will be created with MHPS and the other participating members.
