Right Of Way Permit & Licensing Review Analyst (Temp)
In the midst of the economic recovery, I became a “temp,” with the City of Austin's Right of Way Management Division. During my time with the City, I was a Permit and Licensing Review Analyst. As an analyst, I processed permits and licensing applications of contractors who operate within the City Right-Of-Way (ROW). This experience was extremely beneficial, because it provided me with insight on how public roads and infrastructure are managed, after they are transferred over from developers. Development teams transfer maintenance and management of public right of ways to municipalities through the process of City Acceptance and by releasing public maintenance bonds. I will also like to go out of my way to emphasize that the Right of Way Management Division was one of the most knowledgeable and capable teams that I have ever been a part of. Through this experience, I grew an immense amount of respect for my managers, and for the public side of the development process. As I was preparing to apply for a permanent position with the City, I was offered the position of Land Development Manager, with Lennar's San Antonio Division.

At the start of my land development career, I was the Assistant Land Project Manager of Pulte Group's San Antonio Division. As the Assistant Land PM, I helped track and manage over 47 land development units and phases. In doing so, I learned to maintain effective communication with the various professionals and vendors that contribute to the overall subdivision process; to include, civil engineers, geotechnical firms, sitework contractors, HOA managers, SWPPP inspectors/contractors, landscapers, etc.Regular administrative tasks included organizing plats, plans, lot-fits, soil reports, and various community documents. PPRI’s research lab collects primary employer and research participant data, for studies that are primarily funded by the State of Texas. My work experience began the first day I was legally allowed to work. As a part-time laborer, I regularly washed, hand-waxed, buffed, and/or polished 2-8 RVs, a day, since I was a middle school student. In 2018, my work included the following final efforts: • Proposing a pathway, to relieve ownership liability, by transitioning the company back, from a sole proprietorship, to an LLC;• Creating a web-based application that could be used by workers to quickly provide price quotes and log specific work requests, while operating in the field;• Providing a means of generating and storing a database of invoices, quarterly taxes, and jobs completed, so that they may be seamlessly accessed and updated by ownership, in the field;• Creating a web-based worker availability submission system and work log tracker; • Developing a web-based inventory valuation system; and • Ultimately, increasing efficiency in accounting; financing, budgeting, and scheduling, with the general intent of maximizing overall efficiency and profitability.

During my time at Halberdier, I was exposed to the investment, brokerage, management, and development aspects of mixed-use real estate.
