 Primarily responsible for the conversion from privately developed accounting software to J.D. Edwards for the General Ledger, Job Cost, Fixed Assets and Accounts Payable modules. Involved in account mapping, data integrity testing, report setup, and other conversion functionality. Trained staff and management on new system including inquiry and input functionality as well as report generation. Developed the annual budgets and ten-year forecasts for company’s real estate holdings. Coordinated and lead monthly meetings with operations personnel to discuss results of operations as compared to budgets and ongoing forecasts. Provided monthly consolidated financial statements to ownership, which included annual forecasts as well as year-to-date historical financial results for the company’s eight major commercial real estate partnerships. These partnerships were comprised of class A retail shopping centers (e.g. South Coast Plaza), high-rise office buildings (e.g. Town Center, Costa Mesa), and industrial business complexes (e.g. Harbor Gateway, Costa Mesa). Directed accounting staff of eight people, including three degreed staff accountants, two accounts payable clerks, one cash management accountant, and two job cost accountants. Met with property managers on a monthly basis to go over profit and loss statements for each of their properties by detailed line item, explaining all variances from plan and from prior year, and discussing financial impact of upcoming repair and maintenance or other significant projects.  Tracked construction in progress, and maintained fixed assets that were set up as construction was substantially completed.
