At Liberty Title Agency, I escrowed or closed, and sometimes both, over 300 transactions totaling over $250 million in real estate deals. I also provided legal counsel Company wide, said work including hundreds more real estate transactions involving real property law issues. Lastly, as our Underwriting Counsel, I recovered thousands of dollars in losses or errors, and assisted our General and Associate General Counsel in defending Liberty Title from various title insurance claims.I also assisted on:♦ Survey review.♦ Real property law issues, including the Michigan Land Title Standards, the Insurance Code, the Michigan Real Property Conveyance Act, the Michigan Recording Act, the Federal Bankruptcy Code re: Chapter 7, 11, and 13, the Real and Personal Property statutes, the Revised Judicature Act of 1961, the Michigan Estates and Protected Individual Code, and issues regarding the Michigan Corporation and Limited Partnership Act. ♦ The Consumer Financial Protection Bureau task force, analyzing new regulatory rules set forth by Dodd-Frank.♦ Review and analysis of recent Michigan appellate court decisions and their effect on underwriting guidelines.♦ Real Property legal document drafting and review, including Warranty, Covenant and Quit Claim Deeds, Affidavit of Scriveners Error and Lost Document or Chain of Title, Mortgages, Certificates of Trust, Releases, Assignments of Mortgage, Land Contracts and Memorandum of Land Contract, Deed in Lieu of Foreclosure Deeds and Affidavits, Hold Harmless and Indemnity Agreements, General Escrow Agreements, and the like.♦ Register of Deeds.

The purpose of the Notre Dame Alumni Association is to foster and strengthen the relationship between Notre Dame Preparatory School & Marist Academy (NDPMA) and the alumni of Notre Dame Preparatory (NDP), Notre Dame High School (NDHS), Pontiac Catholic (PC), Oakland Catholic (OC), St. Frederick (SF), and St. Michael (SM); to preserve and promote the traditions and mission of the school(s); and to keep alive the spirit of affection and reverence for our alma mater.www.ndpma.org

I was responsible for evaluating multi-state State and Local Tax burden, which took into account:♦ Multistate tax apportionment♦ Impact of discretionary tax incentives, and grants♦ Impact of special use tax credits - Renaissance Zones, Keystone Zones, Enterprise Zones♦ Evaluated and prepared applications for Brownfield, OPRA, TIF and Urban Redevelopment Zone programs.♦ Time Value Analysis, calculating net present value of awards, projecting and verifying job creation numbers, inter alia.I also have evaluated and analyzed both discretionary and non-discretionary tax credit and incentive programs throughout the United States for clients.

My research and presentation skills have assisted on projects that have generated over $25 million in tax incentive awards, all in compliance with statutory regulations. I have worked on Brownfields, OPRAs, TIFs, Renaissance Zone, Empowerment Zone, Urban Redevelopment Zone, and other State and Federal tax incentive programs. I have participated in meetings and presentations with clients and advocated on their behalf in meetings and presentations to city officials. Furthermore, during my time as TransCorp's financial analyst, I worked on a wide range of financial issues including: calculating interstate tax apportionments, projecting State and Local Tax liability throughout and beyond the course of a tax incentive awards, calculating net present value of awards, projecting and verifying job creation numbers, inter alia.

During his time at BBC Title, Daniel drafted legal documents including deeds, certificates of trust, and affidavits, he examined title abstracts to establish chain of title, prepared title commitments, worked to cure defects in title, prepared HUD-1 settlement statements and closing documents, and processed and escrowed files. In addition, Daniel closed bank owned, short sale, intra family, and arms length real estate transactions, and also assisted in the preparation and registration of recordable documents.Closed over $1 million of residential and commercial real estate sale and refinance transactions in 2010, over $10 million in 2011, and over $1 million in 2012.

Conducted client intakes, drafted petitions, motions, and court-approved forms, assisted in developing case strategy and case management until case was closed. Responsible for the cases of 32 clients. Cases included the areas of: Social Security Disability, Child Custody, Paternity, Divorce, Civil and Criminal Infractions, and other administrative matters.

Worked to develop and streamline the novel concept of acquisition and disposition of real property donations to the Society. Created a program manual to guide program operation and have facilitated the acquisition of donated properties and the selling of said donations. Closed over $80,000 in real estate donations and dispositions in 2010.

Assisted in research and case strategy for a Federal Civil Rights lawsuit in the United States District Court for the Eastern District of Michigan. Memorialized the legal process for recovering money spent by the City on demolition costs through the lien and foreclosure process. Successfully responded to a complaint challenging nominating petitions under Michigan's Election Law. Worked to amend and create updated and constitutional ordinances including street vendor and disturbing the peace provisions, and worked with the City Attorney to prosecute a small number of criminal cases.

Completed over 100 title searches on tracts of land that had houses slated for demolition ensuring notice and due process to the parties of interest on the property.

Presented Motions on behalf of County to Chief Circuit Court Judge, prepared and drafted legal motions and briefs, conducted client intakes on the phone and in-person, and conducted legal research.

Responsible for research support and completing other administrative tasks as a work study student for the Kresge Law Library.

Working under the tutelage of News and Information Services mentor Joe Serwach, I researched and published over forty (40) pages of online material promoting the University Research Corridor.

Working with Executive Assistant Debbie Serwach, I attended to the administrative needs of the Communications Committee of the Student Advisory Committee of Student Affairs.
