Since early 2011, I have been working in the UK PBSA sector during which time I have originated many deals across the UK (several thousand beds) with capital partners ranking from RE Funds, Private Equity and Institutions through to Family Offices. I take a quantitative, data-driven approach to real estate investment beginning with deal origination, sourcing opportunities across the risk curve (core, value-add and opportunistic) and carrying out detailed assessments at macro and micro levels utilizing both publicly available and proprietary data and overlaying insightful analysis and financial forecast models. Additionally, I write Business Plans and Investment Committee papers (alongside a team of experts covering asset enhancement, lettings & marketing and facilities management) with a focus on delivering an optimized scheme to maximize returns. On the debt capital side, I source investment and development finance at best available terms and then manage the overall transaction (property DD and legal DD working alongside the lawyers). Following completion of the transaction, I act as the primary contact for the investors discussing strategies and providing frequent updates/reports covering everything from the asset enhancement/project management through to the day-to-day management and operational activities which are all carried out by my colleagues.
