I work on every stage of a project from the start of gathering client data to finalizing a cost segregation report containing our recommendation and analysis. My responsibilities of a cost segregation study includes: - Analyzing and organizing all client data- Conducting a site visit to classify every asset of and within the property- Create an engineering-based study that expertly categorizes every asset and maximizes the accelerated depreciation of assets from 39 year real property to 5, 7 and 15 year properties for huge tax deductions- Re-examine the cost segregation analysis and accelerated depreciation calculations when formatting the draft report for client review- Finalize the cost segregation report with any changes My areas of cost segregation expertise are:- Fixed asset valuation- Tangible asset and repairs valuation- Property acquisition valuation and new construction or tenant improvements capitalization- Abandonment and catch up look back studies for depreciation purposes
