Rescued a last minute multimillion dollar grant application resulting in a $9.8 million grant being awarded.

2013 Regional Manager Edmonton AB, 2014 in Lloydminster AB, Nexus Asset Group.Oversaw a varied and rapidly growing portfolio of rental apartments and a constantly evolving staff 25+, created time-lines and plans increasing efficiency in turning over units. Increased the number of ready rental suites in Edmonton decreasing losses and increasing profits. Launched a new office and increased the number of units by 300% in Lloydminster. Maintained staff, increased their efficiency and created increased value in the market place through improved advertising and marketing strategies, leading to increased tenancy, cash flow and profit.

Lead and mentored a staff or 25 under contract with Toronto Housing (TCHC) managing 1663 units in 14 locations, 5 offices, hordes of contractors...and loved it!Represented Ainsworth in a new contract with Toronto Community Housing (TCHC). Successfully merged 25+ staff from from 2 distinct company cultures into one vibrant team. Refurbished offices and organized the training of all. Launched new systems and processes, assessed historical issues and the state of inherited properties looking towards future costs, needs and priorities.

Managed 700+ town homes in 5 properties in Mississauga and Brampton ON, and was responsible for their complete upkeep and maintenance, turnovers on vacancy, preventative maintenance and capital improvements. Reporting to Area Manager and VP made daily visits, detailed weekly and monthly inspections including vacating tenants of all properties, empty units and approved all applications. Influenced marketing, rental strategy and future capital work by offering input and observations.

Supervised high-rise apartment buildings, 1200 units. Set rents, created advertising and maintained less than 2% vacancy. Ensured policies and procedures were followed. Created reports and ensured data bases were updated with all leasing, vacancy, and other related information. Confirmed that Ontario Fire and Building Codes were followed, log books were up to date, and that monthly inspections were completed.Planed, scheduled and coordinated maintenance, major repairs, capital expenses, construction projects and remodeling. Approved all purchases and contractor invoices including maintenance supplies, equipment, and furniture and decorating supplies. Provided recommendations to Area Manager and COO regarding maintenance, operations, budgets and tenant issues. Managed special projects and other duties as required. Partnered with BISH (Brain Injury Services Hamilton), Transitional Living Service, City Housing Hamilton and Good Shepherd to assist in providing subsidized housing, ensuring low vacancy rate.Oversaw a major crisis involving a partial building collapse, contained the situation, and ensured the safety of staff and tenants, maintained positive coverage with the local press and television media. Supervised a year of repair and renovation while maintaining the motivation of staff and tenants by employing techniques designed to minimize tension.
