I do drywall repair, basic electrical, plumbing, refrigeration, remodeling, painting, am pool operator certified and have my universal EPA 608 cert. I pick up trash, light landscape, work orders, etc. I deal with contractors and vendors regularly and put together inventory quotes for the property manager. I'm on call 24/7 and I manage not one but two separate properties. I have over seven years in customer service so I would like to say I navigate tenants and customers fairly well. We currently have 98% occupancy at one property and maybe 93% occupancy at the other so I'm pretty efficient in flipping units and keeping things operational.

10/7/2021 - 12/27/2021 My job is to operate the machinery on the bag lines and change settings to accommodate the packaging of different products. it's mostly automated, pneumatic system that fills feed into bags. I check moisture and quality every hour and run the sewing machine when necessary (automated). I re thread and change tape out when necessary, check dates, set dates, change ink, etc. I test the metal detectors and make sure the finished product gets to the paletizer where it then sets up the pallets to be wrapped in plastic for shipping.

My job is to drive from location to location and act as a reactive service agent repairing and helping the customer get the machinery running so that they might distribute their product to their customers in a timely fashion. I work on everything from fountain machines to vending machines, bar guns, coolers, water filter systems, ABS systems, touch screen freestyle machines, multiplex systems, tea dispensers, coffee brewers, etc. I am responsible for the upkeep of my own inventory which consist of about 31,000 dollars, 500 + line items. the past 2 years I have been under .5 of a percentage in variance with my most recent inventory being .17 percentage on line items and .13 percentage dollar variance. I make my own routes as to carry out the designated jobs given to me as efficiently a possible. I deal with customer relations on a regular and I pride myself on the work I do.

I have worked on the production side of things so i am knowledgeable of how time critical everything is. I worked as a quality assurance representative briefly and did quality assurance checks on behalf of maintenance for well over a year and a half, working hand in hand with the United states department of agriculture, company heads, plant managers, etc. I was put in charge of paperwork detailing the quality of chickens that were put through production and reported directly to government officials and their subordinates. On the maintenance side of things I have done and am familiar with everything from welding, basic electrical, wiring motors and changing out electrical components such as inverters and contacts, repairing machinery, and any handy work, i am decently familiar with the layout of the plant and have taken apart cat pumps and changed diaphragms/ air cylinders - i can read a meter, i have changed my fair share of bearings, belts, and rather than just work one area i have gone out of my way to hop around as to learn a little bit of everything, I have a pallet jack lisence and a fork lift lisense - i have a basic certification in welding and my credentials can be looked up on nccer - 6919392 - is my id number - i have the basic tools i might need for the job and am constantly adding on to my collection.
