As the Senior Vice President of Community Development, I direct the overall management and administration of Habitat LA's Construction, Real Estate, and Forward Planning teams. As a member of the Habitat LA Senior Leadership Team, set the fiscal year's agenda and goals and coordinate Community Development's workflow and production to surpass those goals on a yearly basis.

As the Vice President of Real Estate and Forward Planning, I direct the overall management and administration of Habitat LA's Real Estate Department.I am responsible for developing real estate strategies through collaborative business planning, as well as executing and implementing those strategies. • Provide administrative and operational leadership of the Real Estate Department, which is comprised of the Real Estate Acquisition & Representation, Real Estate Project Management, Real Estate Disposition, Real Estate Property Management, Real Estate Finance, Real Estate Programs and Real Estate Investment.• Oversee the development or rehabilitation of our company-owned properties, the identification of traditional and non-traditional funding sources for the development of our company-owned properties, and the acquisition, development, and disposition of land and existing buildings.• Oversee the analysis and evaluation of property acquisition, development or rehabilitation proposals.• Oversee the pre-development and disposition activities of all new housing developments, including entitlements, design, mapping, financing, BRE submittal, marketing, and escrow.• Oversee the management and growth of the Habitat LA’s HOA management program. • Oversee the management of Habitat LA’s mortgage portfolio. Analyze and evaluate portfolio performance to minimize mortgage delinquencies and provide superior customer service. • Oversee the development and management of Habitat LA’s real estate assistance program.• Prepare annual departmental budgets and projections, including analysis of variances in budget, performance reports, and cost projections; educate senior management on the statistical findings and the significance of the analytical results as they relate to our company’s real estate strategy, goals and objectives.• Analyze industry best practices to ensure Habitat LA is maintaining a competitive edge in its real estate development and management strategies.

Lead for all of Habitat for Humanity of Greater Los Angeles real estate development activities, including project due diligence, acquisition, financing, contract negotiation, close out, and disposition. Evaluate and negotiate new development site acquisition opportunities and/or acquisition of existing properties. Manage the project development process, which includes overseeing the governmental entitlement process, determining economic feasibility for affordability, securing project financing from both public and private sources, developing financial pro formas, establishing time and cost schedules, and working with local community groups during the planning and development process. Leverage current and create new relationships with community stakeholders to increase Habitat for Humanity of Greater Los Angeles real estate development profile and generate development opportunities to enhance community impact.Also, manage Habitat for Humanity of Greater Los Angeles'​ mortgage portfolio, including monthly review of portfolio performance, delinquency prevention, hardship review, and foreclosure management.Also, manage Habitat for Humanity of Greater Los Angeles'​ current communities, property management, and home owner associations (HOA), including reviewing HOA budgets and financial statements, community upkeep and maintenance, and dispute resolution. Also, manage Habitat for Humanity of Greater Los Angeles' warranty/repair program for current and future home buyers. Ensure that home rehabilitation program brings properties from acquisition to disposition of rehabilitated homes. Represent Habitat for Humanity at public events with donors, community organizations, and government officials.

Project lead for all new real estate development projects, complex redevelopment projects, and programs in the greater Southern California area. Manage the construction team and sub-contractors on multiple projects with a combined budget of over $30 million. Create and maintain project budgets and schedules for all projects. Create and implement the design palette, including finishes and paint color, for housing units. Manage the bidding process and negotiate directly with contractors and vendors to maximize the value of the awarded contract. Utilize experience and knowledge to assist other departments to assist in the creation of new home buying programs. Utilize experience and knowledge to assist other departments with analysis and interpretation of local, State, and Federal regulations concerning project budget and construction. Spearhead competitive market analysis, marketing/strategic planning, and production tracking focused on maintaining superior performance and regulatory compliance. Coordinate the entitlement process for developments, including zone changes and Planning Commission submittals. Represent Habitat for Humanity at public events with donors, community organizations, and government officials.

Manage real estate development activities and day-to-day operations of this Community Housing Development Organization (CHDO). Manage and create partnerships with Cities, non-profits, developers, and construction companies in creating new housing and mixed-use developments within regulatory rules. Expand scope of work to incorporate non-traditional development features including, but not limited to, outdoor performance space, rooftop gardens, live-work space, and community art features.

Ensured the effective evaluation, preservation, and security of over 200 REO/foreclosure residential and commercial properties per month, including ordering supplies, job bidding, contract negotiations, job scheduling and managing subcontractors & vendors. Company representative and lead negotiator with community agencies, including City Councils, Planning & Building departments, and Redevelopment Agencies. Negotiate new contracts with lenders and title companies to provide superior foreclosed asset management and to increase market value. Create and manage Request for Proposals for capital improvements and maintenance for asset portfolio. Conducted competitive market analysis, product research, marketing plan, and sales plan for assets. Revived delayed and abandoned assets, re-negotiating vital deal points with contractors and re-positioned properties to reflect evolving markets. Set and monitored performance timelines and ensured critical paths were maintained and successful.

Primary leader of all development projects on the project slate, from project conception to project completion. Ensured the consistent performance of up to ten project managers and outside consultants, including architects, engineers, contractors, and lawyers. Lead negotiator for company acquisitions, service provider contracts, and material purchases. Collaborated with civic partners on the creation and implementation of projects and programs. Controlled project budgets, organizational profits/losses, and overall expenditures while enforcing compliance with goals and standards. Liaised with the public, charitable organizations, and community leaders on a national level. Provided representation in major events, serving as a key speaker and member of community and national boards.

Project leader and coordinator for complex real estate development projects, including single-family and multi-family projects as assigned. Managed the pre-development and development teams on as many as seven concurrent projects with a combined budget of over $45 million, including general contractors, architects, engineers, and environmental consultants. Spearheaded competitive market analysis, marketing/strategic planning, and production tracking focused on maintaining superior performance and regulatory compliance. Provided analysis and interpretation of local, State, and Federal regulations concerning project budget and construction, including Federal Housing and Urban Development guidelines, California Redevelopment Law, and Federal HOME regulations. Coordinated and completed the entitlement process for developments, including zone changes and Planning Commission submittals. Liaised with legal teams to create homeowner’s association development and implementation.

Supervisor of the City of Long Beach First-Time Home Buyer Programs. Managed the administration staff and monitored program performance, ensuring program goals are met. Direct and manage program funding sources including Redevelopment Set-Aside, Federal HOME funds, Federal HUD funds, State CalHome Funds, State BEGIN funds, affordable housing bond allocations, tax credits, and private lending institutions. Developed and implemented marketing plan for the programs to be included in the City of Long Beach first-time homebuyer informational packet. Represented the City and presented information to professional and public groups, elected officials, boards, commissions, and committees.-Created and established the City of Long Beach Interest Rate Reduction Program.-Created and established the City of Long Beach Homebuyer Education Program.-Created and established the CalHome Second Mortgage Program.-Revised and established the City of Long Beach Downpayment Assistance Program.
