• Supervise & oversee the management of the physical complex including the services provided by various outside contractors and vendors ( landscaping, janitorial, HVAC, utilities )• Manage relationships with outside vendors to ensure all systems are functioning properly• Monitor contracts for compliance and control costs• Perform quality control inspections to ensure adherence to contract specifications and industry standards.• Solicit bids for new contract, vendor and supplier relationships, participate in selection process.• Track, review and approve invoices for payment.

Successfully manages annual OPEX budget of $2.4 million, with zero budget overagesNegotiate and manage maintenance agreements worth over $170K annuallyDrive creation and implementation of site-wide preventive maintenance programsPerform monthly safety equipment inspections on facilities equipment and systems Oversee large and small-scale construction projects, with on-time and on-budget performanceComplete all facility repair, and maintenance requests in a rapid response environment Management of site requirements for all digital equipment, office furniture, projectors, biological lab equipment such as -80 freezers, Surgical C-arms and tables, and other specialty equipment as needed. Coordination and facilitation all facility operations including physical security, fire prevention, FDA and OSHA requirements Oversee and perform vehicle maintenance on company service vehiclesSupervise and oversee all facility management services on various equipment including, electronic devices, plumbing, electrical, HVAC, preventative maintenance programs, lock repairs, and any custom requestOn call 24/7 to respond to all emergencies as neededFirst responder, safety coordinator, and fitness director for the facilityManage remote facility in Maryland, visiting on a quarterly basis to ensure the building was maintained and handled any issues and concerns that needed to be addressed

Responsibilities were supervising and overseeing all facility management services handling all of the installs/modifications on various equipment including, but not limited to electronic devices, vaults, cash wraps, security devices, banking devices, plumbing emergencies, roll-out style projects, preventative maintenance programs, lock repairs, carpentry, and other maintenance requests from our clients. Responsible for the functionality and safety of all of our customers facilities, including the physical buildings, mechanical equipment, and electrical systems. Oversees the subcontractors on all heating and cooling systems, and life safety systems. Conducts facility inspections, assigns, verifies and documents the completion of all routine maintenance and repairs in the property maintenance management system. Assist the CEO and communicates capital projects and property rehabilitations, including scheduling, budgeting and complying with contractor bidding standards. Obtains required licenses and permits and ensures full compliance with codes, regulations and safety standards. Interviews, trains, supervises, counsels, schedules and evaluates staff.
