To provide an unbiased, comprehensive and expert opinion about a specific Market Value of a real property. Conduct ocular site inspection on apartment dwellings, commercial office buildings, condominiums, farms, industrial properties, multifamily living residences, homes, shopping centers and other real estate properties, identify the property and its property type. Perform measurement calculations of square footage, analyze comparable property sales values and provide demographic information for each property. Communicate findings orally and in written form to buyers, sellers, investors, creditors, leasing and real estate agents. Other duties and responsibility includes:- Evaluating a real property's unique characteristics and the characteristics of the surrounding area, its condition and any renovations that may have been made. - Estimating a property's value based on three (3) approaches to value.- Writing reports of properties' estimated values.- Identify and/or described the conditions and characteristics of the assets that are relevant to the purpose of the appraisal.- Collect, verify and analyse all available information applicable to the valuation exercise.- Document the details of the valuation procedures and the various assumption and parameters used in the valuation exercise.- Determine an objective value, which a serious investor is likely to consider as a sound basis for negotiations, by application of the internationally accepted appraisal methodologies for the offered stake and in accordance with the Philippine Laws.- Maintains the confidentiality of the property appraised.
