David is the Managing Director of Transwestern’s Capital Market Division within the firm’s Investment Services Group (ISG). He is responsible for Transwestern’s Real Estate Capital Markets service lines which obtain and structure capital for it's clients . His experience and specialties include equity and debt financing which have totaled over $10 billion during his 33-year career.Prior to Transwestern, Mr. Downey was a founding Principal of the real estate financial advisory and mortgage servicing firm Julian, Toft & Downey, Inc. He negotiated the merger betweenJTD and Transwestern in May of 2001 to add finance capabilities to Transwestern’s Midwest and national platform. Before that, Mr. Downey served as a mortgage loan producer for Baird & Warner, Inc. and Lake Michigan Financial Group. He began his career in real estate in 1978 working for Appraisal Research Counselors, Inc.David specializes in creative financial services for real estate and obtaining and negotiating equity, debt and joint-venture financing for existing properties and for new construction of office, retail, industrial, multi-family and hotel properties. The success of several major developers and their portfolios have been created through his financing which includes 20 high-rise office towers, 7.5 million square feet of industrial properties, 6 regional malls, 5,000 units of apartments, and 15 major hotel properties.In addition, Mr. Downey contributes his experience to identify, acquire, master plan, finance and develop mixed-use properties. David led the revitalization of the north suburban Milwaukee Village of Grafton, WI with the development of its first multi-story condominium and masterplanned its new retail & office Village Center. His accomplishments include site acquisition, rezoning, TIF financing, project design, construction financing and marketing which created over $15,000,000 in value from properties previously valued at less than $1,0000,000.
