Monitor projects from origination through construction, lease up, and stabilization to insure investors receive tax credits for their investments. Evaluate financial and physical conditions of portfolio assets. Perform regular analysis and reporting for our family of funds to identify potential weaknesses and investor risk. Develop and manage action plans on troubled assets to ensure improved asset performance.

Served as asset manager and/or developer in 7 separate real estate projects, 3 of which were Planned Unit Developments (PUD's) for both commercial and residential real estate.Assembled land for acquisition and sale on behalf of investors in projects valued at over $25M.Negotiated entitlements with governmental entities and utilities to provide services to projects.Negotiated on behalf of investors as they purchased land for re-sale to developers and end users.Secured financing for acquisition and/or development of projects.

Developed one of the premier residential communities in the greater Indianapolis area. With my partner we planned, developed, and marketed a 320 master planned community in Avon, Indiana. This project is comprised of 4 separate product types and price points of homes. Assembled, acquired, rezoned and platted 320 acre PUD from 4 separate landowners.Sold two 30 acre parcels to builder/developer for empty nest paired villas.Developed 5 separate phases of custom homes in individual price points and product types.Developed Builders Program with 6 local builders to construct spec homes.Secured financing for $5.2M revolving line of credit for development and land acquisition loan.Sold over $15M in lots and land for project to date.Formed homeowners association to manage common areas.

Responsible for development and implementation of strategic marketing plan to expand base of business for commercial real estate services including property, facility, construction and landscape management customers.Developed internal and external marketing programs to improve corporate image.Served on Executive Committee and Quality Council.Prepared proposals and responded to requests for proposals for prospective customers.Initiated discussions with companies we could acquire.Served as President of local chapter of the Institute of Real Estate Management.

Responsible for creating and directing a team of property management professionals responsible for over 2 million square feet of Class A suburban office buildings. Also managed construction and landscape departments serving over 4.5 million square feet.Reorganized, selected, and trained all personnel in departments for which I was responsible when Browning Management was sold by Browning Investments.Construction department averaged over $7M in billings each year.Landscape department generated $1.4M in revenue, (during this period we also negotiated acquisition of another landscape company).Attained AMO® designation for Browning Management as Executive Property Manager.Ultimate responsibility for all reporting to owners including management plans, annual budgets, and monthly reports.
