* Partners with Merchandising and Store teams to align demand forecast and Open to Buy needs with replenishment product ordering and effective replenishment and allocation strategies in order to obtain in-stock and other key objectives.* Evaluates and recommends products as candidates for systematic replenishment ordering and DC cross-dock execution.* Reviews, updates, and releases systematic replenishment purchase orders including both vendor to DC and vendor to store orders.* Maximizes system capabilities by updating item/location level forecasts, seasonal profiles, inventory strategies and lifecycle management.* Manages product end of life by aligning replenishment ordering end dates with inventory liquidation plans.* Allocates inventory for initial buys, promotional needs, special events, and changing trends.* Ensures liquidation of clearance inventory by leveraging replenishment or allocation strategies to optimize sell thru and profitability.* Supports new store openings, remodels, space adjustments, and floor set changes.* Communicates purchase order plans, replenishment and allocation plans and in-season adjustments.* Identifies areas of risk and recommends solutions to mitigate that risk.* Performs stock balancing analysis to optimize inventory between channels, stores and/or DC’s.* Partners with Merchandising Data Specialist to manage open purchase orders.

Management of some of these projects include: •Converting a large slope from potable water to recycled water. Negotiated with Molten Niguel Water District resulting in the agreement to cover entire cost of the $70K project. Estimated total water savings over the next five years of $7,500. •$75K six day slurry seal project, daily on-site presence, handled coordination of completion and minimal disturbance to residents. •Condominium electrical fire, $200K in association damage, and over $500K in total damage, resulting in a subrogation lawsuit. Handled all restoration work and coordination of complete loss procedures. •Charged with providing leadership and guidance in the development of short and long term strategic goals.

•Responsible to help preserve the appearance of one of California’s most prestigious residential communities through the implementing of architectural and enforcement processes, established by the community's governing documents. •Credited with the innovation in developing the community “Landscape of the Month” program, improving curb appeal, creating community pride, and sparking healthy competition within custom communities. •Implemented and spearhead the development of an insurance monitoring system, to ensure the compliance of mandatory coverage during custom lot construction. •Oversaw the Covenant Committee, created to monitor the architectural submittal processes, identify and respond to infractions, and uphold the hierarchy of the Governing Documents. •Created detailed and descriptive hearing agenda packets with sensitive compliance data. •Credited for creation and maintenance of the monthly delinquency account tracking tool for oversight of the community Executive Director.•Key contact for homeowners with account discrepancies and clarification of complete submittal process.
