Dear Connection,Welcome to my LinkedIn page and thank you for connecting with me!My name is David Armanini and I am currently a CRE Commercial Credit Manager at TD Bank.As a CRE Commercial Credit Manager, I am responsible for leading a Team of credit management professionals, while also managing the origination and portfolio management of traditional CRE loans. The Team focuses on financing high quality, top tier, and well-capitalized developers, professional managers, and owner/operators of investment real estate. Specific core asset classes include: Multi-Family, Office, Retail, and Industrial properties. Typical deal size will range from $1MM-$15MM, with individual owner/operator portfolio relationship limits of approximately $30MM. Most financing is for stabilized properties, but the Team will consider construction financing on a case by case basis.Day-to-day responsibilities include managing the credit underwriting and credit administration functions within the TD Metro CRE New England portfolio. The Team is tasked with the responsibility to help Relationship Managers be consistent with the Bank Risk Appetite principles, including establishing the appropriate credit structure, Borrower Risk Ratings and Facility Risk Ratings for new and existing credit relationships. I also direct a group of Portfolio Managers/Credit Analysts in the monitoring of loan covenants, loan delinquency, and completion of the annual review and renewal of existing credit relationships.For further information on my current role and responsibilities, please reference the Experience section of my LinkedIn page!

• Lead a Team of Portfolio Managers and Credit Analysts• Ensure adherence to Risk Policies, operational risk processes, policies, and practices that drive business success• Sponsor and advance transactions with the support of Senior and Credit Risk Management during the approval process• Assist in executing the Bank business plan by ensuring the timely and consistent underwriting and closing of new and existing credit relationships within the business unit• Ensure the team's applications provide a high quality of risk assessment, credit structure, due diligence, and credit presentation• Direct the completion of annual reviews and renewals of existing credit relationships in a timely manner and in accordance with Credit Policy in order to minimize credit risk• Serve as a leader on commercial loan structuring, nCino and loan reporting systems• Manage the appropriate balance between new business development and credit risk within the region. Working in conjunction with the Relationship Manager, help structure creative and competitive solutions to meet the more complex and larger customer and prospective needs, consistent with the Bank Risk Appetite • Identify and respond to changes in the macro-economic environment, industry issues and business environment, establishing action plans to address customer issues and priorities• Escalate credit issues of the portfolio to Senior and Credit Risk Management• Approve new loans and annual reviews within delegated credit approval limits established by Bank Loan Policy and make recommendations on all others• Direct the review of compliance with loan covenants within the Portfolio• Build and maintain productive relationships with all business partners within the New England Region and across the Bank. • Coach Portfolio Managers and Credit Analysts in developing value-added credit solutions for Bank customers that are consistent with the Bank Risk Appetite
