Managed a multi-state portfolio of commercial properties privately owned by Bruce E. Toll, Co-Founder of Toll Brothers Inc. with having direct responsibilities for property dispositions, acquisitions, leasing and maintaining occupancy levels and financial performance. Reported to the President. Involved negotiating the business and legal points of agreements of sale, leases, amendments, sub-leases, assignments, license agreements, easements, and commission agreements. Directed the design and implementation of marketing efforts using both in-house and outside vendors, space planners, architects, and brokers. Involved selecting and developing team members, identifying targeted prospects, maintaining data bases, canvassing and developing leads. Responded to Request For Proposals, assessed qualifications of potential tenants or buyers and together with the President and CFO established required lease security and guarantees. Negotiated business terms including any work letters or tenant improvement allowances. Assisted in-house legal in drafting, reviewing and negotiation of documents. Upon full execution, along with in-house construction management and property management, oversaw and directed outside vendors and general contractors to ensure adherence with negotiated terms and conditions. Together with property management, developed and maintained relationships with the goal to ensure tenant satisfaction and retention. Along with accounting and legal, addressed tenant delinquency and arrearages. Reviewed with accounting and property management, annual capital improvement projects and budgets as well as on-going property operating expenses. Together with in-house development/construction and legal, identified and investigated new real estate development and re-development/re-purposing opportunities typically involving demographic analysis, site selection criteria, zoning, environmental, title, structural, and site engineering review and due diligence.
