Laulima Partners LLC (“Laulima” or “Developer”) was formed as a venture between two separate companies: 1. Laulima Development, LLC and, 2. Highway 1 Hospitality, LLC (“H1H”). The venture works to identify, develop and operate unique boutique destination developments primarily in California. Our combined venture positions our group as a fully-integrated real estate investment, development and management firm. Laulima Partners invests in and develops properties for its own account and in joint venture partnerships with institutional and high net worth investors.

Laulima Development is a privately owned real estate investment and development company engaged in the acquisition, development and operations of unique properties primarily in the western United States. Laulima Development brings extensive years of experience to its office, mixed-use, residential, and retail developments, all of which reflect the company's commitment to integrity, innovation and quality.

Directed the development for The Historic Guasti District in Ontario, CA; a multi phased mixed-use project consisting of 225,000 sf of retail, 600,000 sf of office space, a boutique hotel plus a 250-key business hotel and 400 residential units on nine parcels. Directed and managed the team during all cycles of the project from concept development, budget/proforma, schedule management, directing design teams from programming through completion of construction documents. Additionally, acted as the liaison with City and other regulatory officials through all project phases and collaborated with the leasing group to develop and implement appropriate leasing strategies, underwriting and developed a disposition strategy.

Managed a team of development managers, project managers and tenant coordinators for the West Coast portfolio, which consisted of 3 million square feet of high-end retail and mixed-use centers. Direct the development process for Santana Row, Federal Realty’s $1 billion premier mixed-use development that includes 1,600 residential units, 680,000 square feet of retail GLA, 3,700 parking stalls, and a 404-room hotel on a 40-acre urban site. Responsibilities included negotiating and securing all government approvals for each project; analyzing potential acquisitions and redevelopment opportunities within the Company’s Western portfolio and working closely with leasing to develop a strong leasing strategy for each project.
