Project Management ▪ Develop a project budget and solicit bids from subcontractors with reference to Request for Proposals (RFP’s) and the CSI MasterFormat ▪ Administer all American Institute of Architects (AIA) contracts with owners, subcontractors and suppliers ▪ Coordinate with local municipalities to ensure proper permitting and inspections are in line ▪ Work on behalf of the owner to promote their best interests when dealing with subcontractors and suppliers ▪ Properly track and organize all construction documents including but not limited to: Requests for Information (RFI’s), SK’s, Change Orders (CO’s), and Applications for Payment ▪ Manage projects in accordance to schedule, budget, and within engineering/architectural specifications Site Superintendent▪ Assure a safe and healthful work place in accordance with OSHA regulations▪ Supervise and coordinate the job site activities of subcontractors and suppliers ▪ Ensure the quality of workmanship of subcontractors and product delivers of suppliers▪ Collaborate with subcontractors and the design team when a condition in the field deviates from the drawings ▪ Prepare daily field reports that log which contractors are on-site and the progress of construction on any given dayProperty Management ▪ Manage the maintenance, repair and improvements on two separate properties ▪ Collaborate with real estate agents to promote available space ▪ Create and update leases and address tenant concerns
