    Phoenix CG, LLC has direct access to lenders and other capital market sources to assist funding needs. I have been in financial services my entire career. As an accountant, financial advisor and running family offices, finding reliable sources of capital is always a challenge, especially in today's environment.Here are 2 overviews of lenders where I have successfully funded projects:- option 1 is a private lender that requires “skin in the game” for loans of $20M and up. They will do 100% of the project funding with debt as a 5 year line of credit (LOC). The LOC is drawn based on the client submitted use of funds or a tranche schedule. The source requires skin in the game of 20%-35% of the loan value in cash put into an interest cash account (ICA) (prepaid interest). This assures the lender a performing loan for the LOC period of 5 years. If you do not have the full ICA, we have bridge capability to help with the 20%-35% ICA. The bridge lender is taken out at first draw as are the brokers. - option 2 is full service FINRA investment banking firm that can do debt or equity. They can fund 100% debt with their own debt fund and/or raise equity if the ratios don’t work for 100% debt. The source has a minimum of $10M up to a soft $350M+/-. This lender loves real estate, Fintech, block chain, business expansion, acquisition and any collateral-based project. This lender will use the equity already spent in the project as value to assist with the “skin in the game.” Ratios, and/or outside valuations for the collateral value. Each deal is built and evaluated on its own and may need a hybrid solution. Both options will deliver a Letter of Interest (LOI) or Preliminary Terms with 5-7 days.
