Accountant for the Construction of the Brickell CitiCentre Project in Miami Florida.

I was responsible for creating and managing an OCIP program, including workers comp, for the billion dollar construction of the 9 acre Brickell City Centre in downtown Miami. The project included a 40 floor hotel, two 14 floor office buildings, two 46 floor condo buildings, a 4 level retail mall with 125 retail tenants, all of which sits on top of two levels of underground parking. During peak construction there were over 3,000 men per day working on the construction site. In addition I was responsible for creating and managing both a contractor's pollution and owner's pollution wrap-up program, a builders's risk program, and an OPPI program for the project. I worked very closely with the contractor's risk department to ensure the project was a financial success from an insurance standpoint. I was also responsible for reviewing and processing the contractor's monthly billings with for several years during construction averaged between $30 to $40 million per month. I also reviewed and processed many owner subcontractor and consultant billings each month in addition to my role as a construction accountant for several large owner projects where we acted as our own general contractor.

1 Review subcontracts & purchase orders and ensure all required paperwork, i.e.: Payment & Performance bonds, insurance certificates, releases of liens, and schedule of values, have been submitted and are correct. 2 Process & enter all contracts and change orders into computer and track all financial aspects those contracts & C.O.s3 Assuring all invoices and subcontractor requisitions submitted for payment has correct unit prices, taxes, and quantities.4 Creating, revising, and submitting all Gen.Cont. billings to the clients.5 Participate in all billing meetings with both clients and banks and maintain good relationships with both.6 Review, prepare, and process all accounts payable and disbursements for project including obtaining all required paperwork.7 Project administrator for six large OCIP / CCIP projects $68 Million to $112 Million8 Provide project managers with all necessary information to close out vendors and subcontractors9 Responsible for recording both liens and satisfaction of liens and transferring liens to surety bonds10 Prepare and submit all required releases, payroll, & documentation required by clients11 Skilled in all aspects of the Florida Lien Law.12 Creation and maintenance of all subcontractor and clients accounting files.13 Create and maintain inventory reports14 Maintain current project cost reporting15 Maintain updated General Conditions Forecast for project and collaborate with project teams to mitigate any possible risk and recognize any possible project savings. 16 Assist estimating and project management in coordination of back charges to and from subcontractors.17 Assist in dispute resolution between vendors, subcontractors, and general contractor. 18 Implement new financial procedures and policies.19 Responsible for audit compliance.20 Responsible for training new accountants in company software and procedures.21 Identify insurance requirements, non-reimbursable costs and contract allowances
