My role as a Trainee Legal Executive is predominantly conveyancing based.To date I have completed on over 200+ plot sales for new build developments. This includes all stages of the process from instruction, preparing Contract and Lease (from previously LR approved templates), providing replies to enquiries, and exchange of contracts (in accordance with Law Society formula b) through to completion. I am the main point of contact for over 5 development schemes including Walthamstow Stadium and Quebec Quarter (two large mixed tenure schemes in London with 300+ properties per scheme). My role also incorporates scheme set up process and production of the initial sales packs. This aspect of my role requires me to:Collate all required legal documentation by liaising with developers, clients and third parties to satisfy purchasers solicitors and any enquiries raised.Obtain executed s278/38 Agreements and assisting in their negotiation.Obtain and cross check planning permissions and related conditions. Obtain NHBC certification for both building regulations and warranty (Buildmark and Buildmark Choice).Obtain and ensure accuracy of Sewer Diversion Agreements.Obtain PEA's/EPC's Obtain s106 Agreements with Thames Obtain Stopping Up Orders and the rectification of errors relating to these on searches. Procuring and interpretation of searches Con29R/Con29DW/LLC1/Local Highways/Envirosearch/Chancel search for sales memorandum. Design instruction and subsequent submission of Land Registry compliant plans for approval. Providing replies to requisitions where required. Undertake amendments to leases and contracts where approved by client and if applicable obtain subsequent approval from Land Registry.
