I was responsible for heating and air conditioning calls, troubleshooting, repair and maintenance of McQuay package heat pump units in customers rooms as well as several types of heat pumps within the hallways. I was responsible for replacing of parts for upkeep of existing units, General maintenance, filling out work order forms and punch lists for maintenance in resort hotel rooms as work was completed. Received Certified Pool Operators Certificate and was responsible for pool and hot tub water variables and related auxiliaries. Customer service and safety are essentials within this environment.

Operated and maintained low pressure boilers. Operated and maintained chillers / cooling towers. Conducted preventative maintenance on plant equipment and auxiliary devices, monitored energy management and live safety systems (METASYS) Engaged in the operation and repair of various building systems, control valves, dampers, VAV’s and HVAC equipment. I worked on CRAC units in security monitored critical work areas. I filled out proper logs and paperwork associated with the job.

Throughout my studies I saw early on that the real estate bubble was about to burst. I heard of Trinity Consulting Services and felt that this may be the only hope many home owners would have in order to sell their properties quickly before the values dropped. Just before joining and while working for Trinity Consulting Services I would seek tradesmen for plumbing, electric, HVAC, Plenum work as well as landscaping, painting, carpet cleaning, pressure washing ect. Once finding pre-foreclosed and distressed properties I would contact the owners giving them the option of selling to investors. If given the nod, Due Diligence would be done on the property. I would present an offer of the tax assessment less itemized tradesman bids and costs associated as a contractor. These offers would then be submitted to many investors to pursue. Once an investor would make an offer and it would be accepted by the homeowner, the jobs would be given to the tradesmen per estimate. I would be Switching hats as contractor and tradesman while abiding all laws and codes in the process if able to carry out the work on my own. This endeavor included a 52 week personal training course on assisting and directing in the accomplishment of acquisition and liquidation of undervalued, distressed, foreclosed and deferred maintenance properties. I was able to have stopped 27 foreclosures during this time span.

A wonderful experience both older buildings and brand new buildings.

Operated and maintained two low pressure boilers, conducted general preventive maintenance on the plant equipment and auxiliary devices though the use of issued preventive maintenance tickets (PM's). I engaged in the operation and repair of various building systems, worked on automated conveyors and automated production equipment such as plastic blow mold machines, as well as hydraulic systems. Responsibilities included daily plant check, boiler water tests, cleaning, sanitizing and lubrication of auxiliary equipment, assuring the proper operation of equipment, troubleshooting and problem solving.

At Batching Systems Inc. I was responsible for all aspects of shipping and receiving , issuance of work orders, coordination with the purchaser making sure the adequate inventory was stocked or on order as needed due to production of conveyors, baggers and counting equipment. I was in head of "Inventory Control" and assured inventory was accurate. I pulled parts for all job assemblies. I oversaw the proper packing of finished equipment, ordered trucking companies for equipment distribution (air ride in most cases), loading of conveyors, and packaging equipment insuring quotes on each item, proper securing of said equipment. I would be sure to have parts manufactured in house through house engineering design or had parts manufactured using outside vendors. . I attended Chicago PMMI trade show, carefully set up conveyors, baggers/counting equipment as well after the show carefully dismantled equipment for safe return. During my stay at Batching Systems Inc. Maintained ink jet address labeling systems including chemicals, inks and paper to keep 10 computers running at all times. Working with programmers to make sure they had ample supplies within the proper time limits and developed procedures for company handbook.
