AVENUE STORES INC. (a division of Red Cats USA), Rochelle Park, NJ, 2008 to 2010Director of Real Estate In-house leasing and real estate professional for a national fashion retailer, negotiating leases in enclosed malls, strip centers, lifestyle centers, and street fronts.  Individually managed the total Real Estate Portfolio covering the entire United Sates and responsible for all landlord relationships and negotiations, amounting to annual sales in excess of $250 million.  Selected by senior management for the 2010 Red Cats USA “Excel” Award, accomplished by being in the top 1% of all Red Cats employees nationwide. Negotiated over $5 million in rent reduction since 2008, while simultaneously opening new stores in multiple states, reducing operating costs and increasing sales.  Initiated the revised new store roll out program that saved over $2 million in capital costs in 2009 and $2 million in capital costs for 2010, providing increased sales and a reduction to the cost to develop new market areas.  Launched United Retail’s first store in an Outlet Center, creating a new venue for sales expansion.  Ensured accuracy in reporting and planning for CEO and CFO by representing the Real Estate Department at numerous management and budgeting meetings within United Retail and with Red Cats USA.  Drove cost savings and high volume store openings by strengthened communication with the Operations Department to build better teamwork within the company so that real estate decisions were conveyed to the field and were executed in a coordinated fashion.  Trained and mentored junior associates, accelerating their value and contribution to the bottom line.
