Communicate potential contract changes with Owner and document resolutions. Writes scopes of work, bid and negotiate Subcontracts; advise on value engineering; review drawing progression; evaluate and issue change orders; monitor contingency expenditures; track Owner Direct Purchases, review pay applications and invoices; prepare monthly reports; assist in project close-out.

Supported in-house developers, leasing agents and property managers with construction management services. Engaged Architect to prepare documents to meet the clients needs. Prepared budgets, schedules and scopes, solicited bids and negotiated agreements with Contractors. Provided client updates to ensure a quality and on-time completion. Assisted with the implementation of technology systems, FF&E and Owner move-in.

Prepared estimates and schedules for multiple clients ranging from minor renovations, new construction and high-end tenant finish projects. Responsible for implementing project plan and management activities through project close-out. Processed documentation including writing Subcontracts, RFI's, Submittals, Change Orders, Meeting Minutes, O&M Manuals and Warranties. Performed quantity take offs/estimates for self-perform work including concrete and carpentry; support field staff to ensure sufficient manpower, equipment and materials.
