• Accountable for the development, management and optimization of the operations budget • Oversee the safety, profitability, execution, planning, and staffing of projects• Review and approve estimates and schedules, manpower plan requirements, and budgets• Foster solid relationships with key players in the industry in order to continually develop the business• Ensure that the Company is in compliance both procedurally and in spirit with provincial, client and company occupational health and safety regulations• Ensure objectives and strategies are in place to achieve zero loss time injuries in every workplace• Ensure all systems, policies and procedures employed in the Company meet the Corporate Policy. A desirable corporate image is maintained through the professional presentation of our buildings, sites, vehicles, proposals and personnel• Provide leadership where employees know what is expected, know how they can contribute and are rewarded when results meet or exceed expectations• Listen, coach and quarterback the staff so the Company regains its profitable ROI profile• Meet the budget Cash Flow, WIP and Net Assets• Ensure adequate controls are in place, implemented and reviewed for due diligence: estimating, tendering, purchasing, subcontracting and accounting• Foster the staff's desire to maintain business relations with all key house and target accounts as well as to encourage, participate and promote the development of new and unique business opportunities

•Maintains property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations; contracting with landscaping and snow removal services•Maintains building systems by contracting for maintenance services; supervising repairs.•Secures property by contracting with security patrol service; installing and maintaining security devices; establishing and enforcing precautionary policies and procedures; responding to emergencies.•Enforces occupancy policies and procedures by confronting violators.•Prepares reports by collecting, analyzing, and summarizing data and trends.•Updates job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations.•Accomplishes organization goals by accepting ownership for accomplishing new and different requests; exploring opportunities to add value to job accomplishments.

•preparing documents to put out tenders for contractors;•project management and supervising and coordinating work of contractors;•investigating availability and suitability of options for new premises;•calculating and comparing costs for required goods or services to achieve maximum value for money;•planning for future development in line with strategic business objectives;•managing and leading change to ensure minimum disruption to core activities;•liaising with tenants of commercial properties;•directing and planning essential central services such as reception, security, maintenance, mail, archiving, cleaning, catering, waste disposal and recycling;•ensuring the building meets health and safety requirements;•planning best allocation and utilisation of space and resources for new buildings, or re-organising current premises;•checking that agreed work by staff or contractors has been completed satisfactorily and following up on any deficiencies;•coordinating and leading one or more teams to cover various areas of responsibility;•using performance management techniques to monitor and demonstrate achievement of agreed service levels and to lead on improvement;•responding appropriately to emergencies or urgent issues as they arise.
