Oversee the daily operations of a 24 unit full service luxury Park Avenue Co-Op managing a Staff of 12. Conduct daily walk throughs of common areas throughout building to ensure they are properly maintained. Ensure that building and all equipment are operational and in compliance with New York City codes and regulations. On call 24 hours / 7 days a week.Maintains regular contact and builds solid working relationships with Property Manager and department leaders to ensure the highest level of customer serviceMaintains and checks daily operating logs for the following: air conditioning, fan units, graph charts, utility meters and general complaintsOrganizes work orders to be performed by Building Maintenance Staff. Ensures that building systems and tenant service requests are handled efficiently at the most economical cost. Strives for minimal equipment downtimeOversees and adheres to established preventive maintenance programsAssists in the development of the annual budget and RFP process for budgeted projectsOrders supplies and materials via written or verbal communications when approved by Property ManagerMaintains an annual inventory of permanent tools and equipment for each property. Ensures model and serial numbers are recorded with an exact description of each tool and piece of equipment.
