David P Cooper BSc (Hons) MRICS MBA FCMI CMgr is a highly experienced corporate real estate professional with board level experience and a proven track record of high quality delivery on an international stage. Having joined Wells Fargo Bank’s Corporate Properties Group (CPG) in September 2013 to lead the development of the Bank's occupational portfolio throughout EMEA (based in London), one of David's most significant transactions to date has been overseeing the acquisition, subsequent development and fit out of a new headquarters for the Bank in London, Wells Fargo’s first ever freehold purchase outside the USA.Following his successes in the EMEA region, David’s portfolio was extended in 2019 to include responsibility for leasing transactions in the Canadian and Latin American regions. In 2021, the Asia Pacific region was also added to his portfolio, meaning that David is now responsible for all front office transactions outside the U.S.In 2022 David was promoted to become the International Community of Practice Leader for CPG and he sits on the board of the Bank’s LuxCo and in 2023 he assumed responsibility for the significant India & Philippines portfolio.Before joining Wells Fargo, David was Global Head of Real Estate at PA Consulting, the international management consultancy business.Prior to joining PA Consulting, David was responsible for the delivery of an efficient and customer focussed property service at BAA plc and he has also spent time working in the property investment arena where he gained valuable experience of the full property life cycle. He qualified as a Chartered Surveyor in 1995 with NatWest Bank Estate Management and Development Limited whom he joined straight from University in 1993.In addition to being a highly experienced and capable professional, David is also an enthusiastic team player and his wealth of experience ensures that he can deal effectively from board level to shop floor, a must in the all-encompassing world of CRE.As well as being a Chartered Surveyor, David has an MBA from the University of Exeter Business School and is a Fellow of the Chartered Management Institute. One of David's most significant transactions to date has been overseeing the acquisition, subsequent development and fit out of a new headquarters for the Bank in London. This transaction marked Wells Fargo’s first freehold purchase outside the USA and enabled the Bank to consolidate its London based operations. David played a lead role in overseeing the transaction including: - Developing / overseeing the strategy to most effectively implement the optimal acquisition structure for the Bank to ensure its requirements were fully satisfied - Working with colleagues in the US to formulate the Bank’s acquisition strategy and making recommendations to the Bank’s main board around implementation of that strategy.- Managing the transaction via various 3rd party advisors in London and Luxembourg (the transaction involved acquiring a LuxCo)- Overseeing the base build drivers upon which the construction & development of the project is based- Negotiating detailed Heads of Terms for the transaction to ensure the commercial agreement reached was effectively reflected in the key transaction documentation.- Directing internal / external counsel and professional advisors during complex negotiations to close the transaction to ensure execution was efficiently managed within the context of a very challenging timeframe - Chaired weekly steering committee meetings to keep all relevant parties updated on developments.In addition, in recognition of his outstanding performance he at Wells', David has twice been awarded the Bank’s coveted “Top Performer” award - given to only the top 1.5% of Wells Fargo employees - in 2015 and 2017, cementing his reputation as a high achiever. -
