Recruited by its founder to be a key member of the launch team, I have been instrumental in building Centra Homes from start-up to 150+ homes per year in less than 10 years, with a commitment to integrity, creativity, and building in our own community.As a founding member, I wore many hats: finance, management, HR, and business development, as well as land acquisition, negotiations, and project development. Now I lead the finance team and the development team, providing leadership, coaching, and guidance through creative problem solving and brainstorming, while building relationships throughout the region and developing new business opportunities. At Centra Homes, we focus on for-sale residential properties, working primarily with city planners, real estate brokers, and land developers. As Land Acquisition Manager at Woodside, I led my team to dramatic growth during the real estate market crash of 2008-2010 by taking creative, proactive action to help lenders, developers, cities, and land brokers find solutions that developed and sold their land even in a down market.One of our strategies was to approach banks and mortgage companies who had land that needed to be developed. Creative financial agreements, allowing us to develop the land and pay once the house was sold, allowed us to dramatically increase our sales while providing mortgage lenders and land owners the ability to develop and sell their land during an otherwise depressed market.One of my proudest accomplishments was helping to develop a residential, single-home community marketed towards renters in order to help them become home-owners. Creative design allowed us to develop an affordable, attractive, and high quality product by making aesthetic choices while choosing high-grade but less costly materials. The result was a beautiful neighborhood that provided many people with the opportunity to own their first homes.Achievements:► Developed acquisition and creative negotiation strategy that helped increase home sales by over 70% while the local market decreased by 50%► Managed over $50 million in multiple budgets, accurately forecasting costs throughout the building cycle to guarantee long-term profitability of land development► Built relationships with local land sellers and analyzed potential land deals; contracted to purchase land worth more than $20 million; renegotiated multiple land contracts during the housing slow-down► Negotiated entitlements for over 700 lots in multiple subdivisions with multiple governmental agencies, acquiring governmental approvals under a tight timeline
