The acquisition balances the Fund’s recent investment in London and the South East through an acquisition in a dynamic regional city that benefits from strong economic fundamentals and significant infrastructure improvements.- Salford Quays, Manchester: After successfully regearing the tenant’s lease, the property provided limited opportunities to further enhance income. The Fund disposed of the asset for £4,950,000, cystallising a significant capital uplift and strong performance YTD.- Kensington High Street, London: Acquisition of a prime Central London multi-let retail and residential asset for £31,150,000. Core asset with excellent opportunities to enhance income.- Chiswick High Road, London: Acquisition of a mixed use retail and office investment in a strong West London location for £5,400,000. The Fund is applying for planning consent to undertake a redevelopment of the property to provide 21 residential units. Once planning consent is secured, the Fund will oversee the development.- Puma Trade Park, Mitcham: Acquisition of a modern multi-let industrial estate for £10,750,000. The property is well positioned to capture rental growth resulting from the redevelopment of London industrial estates to higher value uses and consequently, in conjunction with its limited requirement for capital expenditure, will provide attractive long term risk-adjusted returns.
