Director Of Land ServicesMainstreet Realty, Llc Jan 2011 - Oct 2012Mainstreet Realty functioned as the Brokerage End for Mainstreet Property Group based in Cicero, Indiana. Mainstreet is a development company that specializes in the development and acquisition of “Next Generation” Senior Care facilities. In this capacity I was charged with site selection for 65,000 to 135,000 square foot senior care facilities consisting of a combination of Skilled Nursing, Rehabilitation, Memory Care and Assisted Living accommodations. The typical project involved a capital expenditure of $15,000,000.00 to $20,000,000.00. Site selection also included research, packaging for Real Estate Committee and eventual contract negotiation to gain control of the property. In addition to site selection I also worked extensively with numerous county and city economic development agencies for Tax Abatement and Credit Enhancement opportunities related to these projects. To date, approximately 12 new facilities are in different stages of development with plans in the pipeline for an additional 20 to 25 units. Site selection was primarily in the Midwest and Texas.
