Responsibility for the effective estate management of allocated Council Property Assets (and those of Associated Partnerships/Joint Ventures and Charitable Trusts. I am tasked with:Delivering capital receipts and/or income growth and security to the portfolio. To deliver disposals and development projects in support of key property objectives for the Council. To support the Strategic Asset Management function in delivering portfolio effectiveness. To ensure that legal, statutory and other relevant provisions including Health and Safety and Risk assessment affecting the service are observed. To work within a team that is tasked with improving the performance of the Council’s property portfolio and delivering the Council’s property disposal, acquisition and asset valuation programme.Significant achievements to date include:Acting as client on the refurbishment of listed office accommodation. Increasing revenue across one third of the Investment Portfolio by approximately 30% through implementing rent reviews and lease renewals, and property investment acquisitions. Sourcing new property investments and leading on acquisitions.Creating opportunities to standardise lease terms for the benefit of both the Council and Tenants. The undertaking of asset valuations and contributing towards the Council's asset valuation programme becoming a Registered Valuer in the process. Delivering increased capital receipts through negotiation of long lease variations.

A key individual in driving the growth of the property management department. Directly responsible for the management of approximately 470 tenancies, rent of £5.5 million per annum, and service charge administration of £630,000 per annum. My responsibilities and experience extended to:Assisting with the strategic development of the department including implementing improvements in best practice, health and safety compliance, client reporting, undertaking pitches, and generating additional fees from the managed portfolio.Key account management with direct reporting to all stakeholders with strategic advice and asset management initiatives.Undertaking regular property inspections to ensure tenants comply with lease terms including repair matters, and statutory legislation including health and safety. Management of lease events including undertaking rent reviews and lease reviews, along with the sub instructing of professional and agency departments and monitoring through to completion. Working closely with agency departments on lettings and disposals.Ensuring compliance of lease covenants and statutory matters by both landlord and tenant, and dealing with tenant applications.Service charge budgets including implementation, tendering of services with subsequent monitoring, authorisation of supplier invoices, reconciliations, and consultancy.Overseeing and working closely with accounts department in the issuing of tenant charges, credit control, and client reporting.Preparing dilapidation schedules, negotiation and settlement with tenants, tendering and project management of works.Assisting with the recruitment of new team members including undertaking interviews, and subsequent training and development.Reviewing and arranging insurance cover, and void property management.
