Lease Renewals and Lettings: Responsible for the retention of existing tenants and the letting of vacant space in Liverpool where assets comprise of 1 million sq ft across 11 buildings.Reporting directly into the Sales Director who sits on the main board. Transactions: Completing both simple and complex transactions through new lettings, re-gears and lease renewals.Legal Compliance: Regular interaction with solicitors to ensure a comprehensive understanding of the legalities of each transaction. Tenant Management: Day to day interaction with tenants ensuring efficient planning of all relocations and lease renewals, working towards the long term master plan for the buildings.Market Research: Understanding what our competitors are offering and how that competes with the office space we have on the market; then implementing appropriate strategies (rent free office campaign, try before you buy strategy). Developing and Maintaining Relationships: Building relationships with local office agents to attract new lettings and to increase awareness of trends in the local market.Portfolio Strategy: Ensuring the appropriate mix of product is available in terms of size, specification, cost and location to satisfy all office enquiries. Finance: Preparing financial appraisals when looking at new lettings, surrenders and re-gearing transactions. Analysing potential value-add projects for buildings within the portfolio; for example increasing the NIA through converting corridor space into office space, looking specifically at the return on cost and income returns. Monthly Reporting: Preparing internal papers to provide recommendations on letting strategies going forward and to report year-to-date tenant retention information.Responsibilities also include overseeing the management of buildings in the Liverpool portfolio in terms of service charge management and dealing with tenants in rent arrears, undertaking rent reviews and valuations.

Responsible for mentoring and coaching the school first team whilst studying for a Masters.

Generation of new business through direct marketing, presentations and attendance at networking events. Project management work through coordinating client events.

Matching clients' property requirements with those being marketed, producing a shortlist of suitable residential properties and then undertaking viewings with a view to sale.

Market research to draw up marketing particulars and rent review evidence as well as undertaking retail measurements.
