Acted as a liaison officer between the VP of Construction for Atlanta and the South Regional Accounting Center. Managed trade partner contracts for a commodity group that consisted of: Frame Material, Frame Labor, Safety Rails, Floor/Roof Trusses, Wall Panels, Windows, Exterior Doors and Roofing for the following cities; Conducted bid-outs for this same commodity group as well as new plans/elevations as they were rolled out, analyzed these bids and made recommendations to Beazer Home's purchasing council, administered constant review of extra purchase order requests and construction take-offs.

Developed an estimating budget system which ultimately grew to become a job-cost accounting system to track construction costs on different projects. Assisted with the negotiations and management of all trade partners for home expansion/remodel projects, prepared checks & lien releases for the payroll of these projects, managed trade partners schedules, conducted quality control inspections and insurance audits for compliance as well as prepared project proposals. Also built and managed a custom 5600 sqft home in Winter Garden from site clearing through Homeowner orientation.

During this 10 year period I was responsible for all purchasing activities associated with the closing of over 3,200 homes. Negotiated trade partners' agreements, performed and analyzed takeoffs of plans, reviewed plans for valued engineering, approved all job cost budgets as well as budget revisions, performed cost to complete accruals, provided forecasting in relation of closings, revenue and margins, maintained sales price worksheets, performed contract reconciliations on new sales contracts, approved contract change orders, approved special option pricing, monitored spec inventory as well as projected margins, reviewed and monitored the monthly financial reports, approved budget exception reports, worked with the design center to streamline the option offerings and tracked rebates of the national accounts. Responsibilities also included the management of the Accounts Payable Department including monitoring the following functions: subcontractor insurance, notice to owners, lien releases, invoicing & vendor statements. Oversaw the operations of the Permitting Department as well as the collection of all necessary submittals required by the different building municipalities' for permit applications.

Responsible for plan budgets as well as back-up support in the form of purchasing agreements to suppliers and subcontractors for 90 plans with multiple elevations. Negotiated contract terms with subcontractors/suppliers. Managed sales optional pricing and construction plan revisions. Reviewed and audited cost overrun reports. Also was responsible for completing the accruals for jobs as they closed.
