As a Corporate Real Estate Portfolio Director for Bank of America, David managed the day to day operations of a 15 MM SF regional portfolio of office, retail and call center space across 1,300 Midwest, Southwest and Canada facilities. In this role, David manages an integrated team of 125+ professionals, responsible for the efficient delivery of all facility management, project management, and transaction services within the region. His team has successfully executed on portfolio optimization strategies to dispose of 6.5MM SF, driving significant occupancy cost savings and aligning the portfolio to the mission, values and objectives of Bank of America Global Corporate Workplace.

As the Corporate Real Estate Vendor Management Executive, David was responsible for the oversight of over 225 corporate real estate vendors with an annual spend of $1 billion, providing innovative solutions to manage vendor risk, optimize vendor performance and measure results. In this role, David managed a team of 10 vendor managers responsible for providing comprehensive vendor relationship management, contract compliance, formalized SLA and cost management as well as vendor performance and risk reporting. David partnered with key stakeholders to identify areas of opportunity to leverage the Bank’s buying power and assist with commodity planning, enterprise-wide sourcing initiatives and vendor transitions. He participated in the renegotiation and transition of new outsourced real estate services contracts to achieve over $8 MM in annual savings, increased operational efficiency and closer alignment to organizational goals and objectives.

As the Corporate Real Estate Transition Lead, David led the combination of the LaSalle Bank Corporation real estate organization into Bank of America. He oversaw the successful transition of over 7.3 MM SF to the Bank of America operating model and data/systems platform, the rebranding of 500 sites and the relocation of 5,200 associates with no disruption to operations. The real estate transition resulted in the successful disposition of 2.6 MM SF of excess space (equivalent to a 31% reduction in acquired portfolio), achieving an annual occupancy run rate save of over $90 MM.David also provided lessons learned and oversight support to the Countrywide and Merrill Lynch real estate transitions.

As the Corporate Real Estate Workplace Strategy Executive, David was responsible for the strategic real estate planning and administration for all properties in the Chicago region. In this role, he managed an integrated team of 8 bank employees and outsourced service providers, responsible for space planning and design strategies, client relationship management, space and relocation management, integrated workplace management systems and occupancy data and reporting.His team created regional partnerships with key line managers, to obtain updates on headcount forecasting and business strategies, to jointly create strategic property supply solutions and building plans. His team also oversaw the development and implementation of a $25 MM annual capital improvement plan. David also participated on a Global Property Leadership Team, jointly delivering occupancy initiatives generating over $38 MM annual savings, and improving the productivity and efficiency of the real estate portfolio.

As part of an internal Corporate Real Estate Development Team, David helped develop a Chicago CBD real estate strategy to consolidate middle- and back-office functions, reduce occupancy costs and operational risk, and provide portfolio flexibility. David was the primary author of a business case approved by head office to build 1.4 MM GSF high-rise office building in Chicago, and participated in managing all aspects of project including, planning and design, budget and finance, schedule, client relationship management, resource contracts, municipal entitlements as well as City planning, zoning and permits. David helped oversee the negotiation of a $400 MM synthetic lease financing and ABN AMRO Bank N.V. guarantee and assisted in the negotiation of the then largest Chicago TIF award, including State EDGE and HIB assistance. He was also responsible for procuring a wrap-up construction insurance program (OCIP) for the project, as well as managing change order approvals, pay application approvals, economic opportunity and executive reporting. Upon completion of the development and operational turnover, David managed the migration of over 3,600 employees from nine different buildings into the new development.

As part of an internal Profit Enhancement Group, David provided internal consulting to help LaSalle capture its franchise value by analyzing, organizing and overseeing various projects to increase revenues and reduce ongoing expenses. David participated in projects to explore new business line and product offerings, as well as a strategic sourcing initiative with a focus on corporate real estate vendor strategies.

As a Series 27 FINOP, David managed the month-end closing activities of ABN AMRO Securities books and records, prepared NYSE, NASD, FRB and SEC regulatory reports, supervised the daily treasury function and prepared annual budgets.

As a staff accountant, David was responsible for coordinating and managing the accounting and reporting activities of the BMO Harris non-bank subsidiaries.
