As the Area Facilities Manager I am responsible for the oversight of assigned facilities and maintenance programs. I manage a direct relationship with outsourced providers(s) on the day-to-day operations of equipment, property, and physical plant and ensure compliance with established maintenance programs and regulatory requirements.Manages the day-to-day maintenance processes for coverage area(s) (1 to 2 Zones).Includes monitoring of open calls, 18 technicians and trucks, KPI review /analysis, multiple call analysis, invoice and dispute resolution, PM regulations monitoring and spot verification, compliance with all maintenance related governance.Manages all facilities driven projects for equipment, building systems, and betterment replacements.Include compliances with project scope and budget, including project life-cycle duties.Responsible for maintenance expense budget and capital budgets for coverage areas.Includes budget versus actual explanation and root cause analysis. Utilizes data to drive actionable results for efficient expense and capital spend.Field and site visits to evaluate service levels with reactive and preventative maintenance programs.Utilize store visits to formulate equipment and business system replacement programs.Represents the Facilities department in meetings / discussions / site visits with Operations and Franchisees and other key stakeholders.

Responsibilities: • Oversee a group of 11 stores (corporate and/or franchise) within a geographic area to ensure the highest levels of guest service • Lead, consult with and influence store operators and/or franchisees to develop, update and execute operational plans and strategies, including merchandising, fresh food concepts, fuel sales, guest experience and store operational infrastructure • Monitor and ensure accountability for all aspects of store operations, providing advice, coaching and assistance to store management. May directly supervise Corporate Store Managers and teams • Recruit, hire, develop and retain top talent within the market to ensure appropriate staffing levels at all corporate stores • Recognize and address performance issues in a timely manner • Ensure key processes and plans are in place through weekly store visits, store evaluations and data analysis.

•Overseeing the daily operations of a 63,000 square feetLEED Certified grocery and restaurant complex. On site project manager during last two months of construction ensuring that jobs were completed on time and close to budget. Direct 7 engineers, 6 supervisors, 1 assistant manager, 30 housekeepers and 30 dishwashing and portage line associates. Direct the daily repairs and cleaning of 11 restaurants and 21 retail locations including an in-house solid fuel bakery, brewery, butcher, fishmonger, deli, cheese shop, gelato, a school and pastry retail space. Started a comprehensive green program that includes single stream recycling for front and back of house, composting for kitchen waste, re-using 140 gallons of used cooking oil daily to be turned into biodiesel, recycling of waste grease for methane production at local dairy farms, and donating spent grains from brewery to local pig farms as well as donating to local food banks. Put into operation the building automation system which includes variable drive exhaust fans that run based on use of kitchen equipment.• Emergency repairs, capital improvements, construction projects and equipment.• Develop and implement an internal preventative maintenance and capital replacement plan and implement.• Project plan in coordination with guest experience and restaurant staff.• Facilitate the oversight of all restaurant properties operational elements including emergency replacement.• Maintenance, and repairs of over (15,000 pieces of equipment), daily cleaning and upkeep of all properties and grounds.• Oversee contract administration for all external vendor services, including scope of work, request for proposals, bids, deliverables, and, evaluation of vendor performance. • Prepare budgets for all operational and facilities elements, Staffs all areas within budgetary constraints, and accounts for all discrepancies to senior management.

Leads the way by working with each RGM in the market to deliver RCP (Restaurant Controllable Profit) and meet targeted flow-thru in each restaurant in market; utilizes available reports (e.g. exception reporting) to identify opportunities; encourages a top-line orientation through operational focus; ensure that correct operational procedures are followed at all times. Accountable for coaching and training RGMs, AMs and Shift supervisors for operational excellence, supports national training initiatives, involved in process for new employee orientation, monitors training processes to ensure quality training of team members and managers.o Manage 6 stores in the Chicago land and Florida area. In charge of weekly and monthly reports outs to Area Manager. Coach and develop Managers, serve as a mentor to managers Hire, train, and evaluate Managers. Help, train, and certify managers /General Managers. Increased comp sales by an average of 11% over last year, as a district, and increased VOG to 80%. Prepared store for audits including sanitation, corporate audits
