I am an Entrepreneur and a Senior Analytics / ICT / Business Consultant / Leader with a strong Commercial mindset, and a passion Advanced Analytics and AI. With a total focus on Advanced Analytics in recent years, I have well developed skills in developing Machine Learning and Predictive Analytics Models backed by a strong commercial acumen that knows how to pragmatically apply it to any business. Over my career, I have pursued two major and paralel paths:1) Career in ICT Leadership and Consulting - Focussed on ICT delivery, team leadership and requiring strong communication skills at all levels within organisations. 2) Career in Property Development - Having started and managed several business's, some of which remain current today, I have undertaken large scale property projects in Australia and in two states in the USA.     Run in my spare time, Momentum Properties Pty Ltd, and related investment vehicles, was a family based private investment initiative involved in several successful property developments in Queensland. These were predominantly located in major regional centres experiencing significant growth driven by the countries resources boom at the time. Projects delivered profit margins on average of 25%+ on gross realisable value. In addition to project profits, it was a common outcome for 'Off the Plan' buyers to experience growth of up to 25% or $80,000 to $100,000 in equity prior to settling on their purchases, and rental yields upwards of 8%p/a.A wealth of skills were developed /enhanced during this period that have been invaluable to my personal development, as well as in performing all of my ICT based roles since this time.     MAFAMBA LLC, a Limited Liability Company established in Delaware, was involved in property investment across the two states of Texas and New York in the USA. Focussed on single family residential homes, as well as multi family homes and condo complex acquisition, the majority of the investments were made through cash settlement, vendor finance / private note, tax or city lien acquisition and in a few examples only, traditional banking finance which was limited in accessibility due to the foreign alien tax status on lending to an Australian investing in the USA.This venture was run entirely from Australia, with only 3 weeks in total spent in the USA during the entire period of operation. During this time, a portfolio of over 40 properties was established, most of which were targeted for rehab (renovation) and flipping, with some being acquired due to the availability of rental yields in excess of 30% of capital investment. All property interests in the USA were divested prior to exiting at the end of 2006.Many skills were developed or enhanced during this whirlwind venture:a) Extreme Outsourcing - utilising a wildly alternative labour market place to Australiab) The use of tech and personal communication skills to operate mobile and globally, from Australiac) Understanding new ways of undertaking property transactions such as No Money Down deals, Vendor Finance, Private Note (mortgage) seasoning and trading, Flip Strategies & Lien Acquisition.Whilst the financial investment opportunities remained to be extremely strong at the time, it became clear that to take this model to the next step and aim for circa 200+ properties (not uncommon for a US based Real Estate Investor), a migration to the USA would be required. With no desire to move away from Australia, and some personal first hand insight into what soon evolved into a Global Financial Crisis, the decision was made to divest all interests, and focus on my local career and financial interests.
