CurrentStarted, developed, and liquidated a real estate company comprising of 12 projects in the Philadelphia area focused on multi-family apartments in Lower Merion and Center City Philadelphia. Completed two historic tax credit projects generating $30M in development funding. Led a team of 50 team members from multiple functions including finance, legal, maintenance, leasing, marketing, development, and operations utilizing the Entrepreneurs Operating System (EOS) to produce optimal results and facilitate communication across the project teams. Key Accomplishments:● Created a constant pipeline of opportunities and developed unique and specific strategies based on the individual merits of each property. These deals resulted in immediate access to institutional debt/equity while building excellent relationships with lenders and investors, yielding more than $470M of completed transactions.● Generated profits of more than $50M and generated internal returns in excess of 20% derived from delivering projects on time and on budget. Several projects sold for the highest amount per unit in the market.● Created revenue streams of fee income by developing an extensive due diligence process to ensure no surprises and deploying a dynamic analytical model to accurately forecast risk and establish benchmarks for performance.● Reduced turnaround time for land use approvals by developing relationships with government officials, community groups, attorneys, engineers, architects, and land planners creating over $50 million in additional property value.● Established effective brand and property marketing campaigns by deploying consistent demographic analysis and focused communications that allowed targeted media spending; the portfolio achieved 98% occupancy of all inventories. ● Built subject matter expertise in historic tax credit property development to reduce average cost of capital across the projects’ financing stack.
