JOB SUMMARY:Responsible for overall performance and maintenance of credit union facilities.ESSENTIAL JOB FUNCTIONS:1. Facilitate building repairs, including soliciting bids for work repairs and managing work of contractors.2. Manage and negotiate service contracts for service vendors.3. Maintain all building mechanical and electrical systems, equipment and infrastructure. Manage and negotiate service contracts of said systems, equipment, and structures.4. Track the performance of facilities; schedule and conduct regular inspection of electrical and mechanical systems and infrastructure; monitor and log maintenance records; make recommendations for improvements in facility performance.5. Interpret and apply property lease terms and conditions; coordinate facility maintenance with property owners.6. Manage assets in storage rooms and off-site storage; maintain records of assets.7. Ensure safety of all facilities and sites; ensure compliance with building code regulations; maintain records and logs as required by law.8. Monitor and enforce OSHA and ADA compliance and recordkeeping; develop and enforce policies and procedures for maintaining OSHA and ADA standards.9. Maintain and execute building emergency and evacuation plan in conjunction with security officer and human resources/safety manager.10. Coordinate construction projects and negotiate bids with contractors and credit union department heads.11. Work with executive management to identify and inspect new facility sites for viability.12. Coordinate with the VP Finance the short and long range strategic planning for facilities and maintenance annual budget.13. Asset Management; Responsible for the rehabilitation and the disposal of REO and Receivership properties.
