Journey North was formed through the combination of True North Way LLC and Journey Residential LLC with a mission to provide housing in niche markets where the typical institutional investors and developers are nowhere to be found. Typically, multifamily developers specialize in building one of two products; low-income housing subsidized by the government, or luxury Class-A apartments.We focus on rural markets with smaller populations centers, where land is cheap and new housing is scarce. This allows us to buy land with few competitors, giving us incredible value going into a deal. Also, in our markets the lack of competition allows us to skip the construction of amenities that increase operation costs and do not bring additional revenue. Instead, we add value to our tenants and investors with our commitment to energy efficient construction, and the inclusion of all utilities in a flat rental rate. This combined with an affordable land cost, gives us the ability to charge fair rents while still achieving robust returns on building costs. Several projects have been successfully completed in these rural towns and have sold at nationally competitive cap rates, thus proving the model from beginning to end. It is our belief that our product is in high demand virtually everywhere.
