Senior General Manager
Retired in December 2004 -As Senior General Manager of Neshaminy Mall, Bensalem, PA. a million sq, ft. mall, primary focus was to increase the value of the Center by increasing its Net Operating Income. Duties included: 1.) Manage the shopping center facility, to include: a.) Administer leases and reciprocal easement agreements. b.) Maintain the common area; 2004 CAM Budget: $4 million. c.) Secure the common area. d.) Collect rentals (2004 Rental Inc: $9 million), and recovery charges: $4 million. e.) Prepare various reports requested by corporate office. Manage and implement Capital Budget: 2004 $2 million 2.) Prepare the annual center budget. Duties include: a.) Forecast the annual income and expenses for the center on monthly basis using a rolling 24 format. b.) Expense control. c.) Approve disbursements in accordance with approved annual budget. d.) Maximize the income generated by the center. 2004 Net Operating Income: $10 million. 3.) Participate in the team leasing efforts of the center. Duties include: a.) Lease space to specialty/ temporary retailers, 2004 Temp. Inc: $2.3 million. b.) Coordinate the overall leasing effort with the corporate leasing representatives to establish quality tenant mix. c.) Negotiate and administer lease amendments.4.) Manage center personnel. Duties include: a.) Supervise and direct center Marketing Manager, whose budget was $465,000. b.) Supervise and direct the Operating Manager in the operation of center maintenance, and mechanical systems. c.) Hire and train support personnel as necessary. d.) Supervise independent contractors when such services have been engaged.5.) Maintain continued dialogue with Joint Venture partners.6.) Perform other duties as assigned, including fostering good working relations with local mayor and township officials. Served as a member of the Bucks County Transportation Management Association.
